According to the MLS Property Information Network, a total of 31 Milton MA homes were sold in the month of July this year. That is only slightly lower than the 32 sold at the same time last year. It is also 16.2% lower than the previous month. But June sales are typically higher than July sales in the Milton MA market. So, this is not unusual to see.
The average sale prie for a Milton MA home in July 2015 was $623,808. This was 7.4% lower the July 2014 average sale price. A 4 bed/1.5 bath, 1529 square foot Colonial sold for $398,000 in just six days. That was $10,000 under the list price. Two properties sold for over $1,000,000 in July. One sold at list price for $1,249,000. The other was a 5 bed/4.6 bath, 4575 square foot Colonial on one acre of land. It sold for $1,300,000 in just seven days. The new owner paid $51,000 over list price to get it, too!
How the July 2015 Milton MA Home Sales Report Affects Buyers
Prices have gone down. But Sellers are typically getting more than they are asking for. In fact, the list price to sale price ratio has increased from 99% in July 2014 to 101% in July 2015. That means that Milton MA Buyers are paying slightly over list price to get the home of their dreams. With the average sale price going down, though, that is still a good deal.
