Mostly bearish signs for Roosevelt-Ravenna-Maple Leaf real estate market
This week:
The median list price in Seattle’s Roosevelt-Ravenna Maple Leaf neighborhoods is $648000 down from last week’s $695,000. The Market Action Index (see MAI chart below) has been trending down lately, while days-on-market is climbing, providing mostly bearish signs for the market.
Supply and Demand
The market has been cooling over time and prices plateaued for a while. Despite the consistent decrease in MAI, we’re in the Seller’s zone. Watch for changes in MAI. If the MAI resumes it’s climb, prices will likely follow suit. If the MAI drops consistently or falls into the Buyer’s zone, watch for downward pressure on prices. In the last few weeks the market has achieved a relative stasis point in terms of sales to inventory.
