The phone rings and on the line is a Lady screaming "Why hasn't her home Sold?" The problem is, I do not have her home listed, so why is she yelling at me I thought. Quickly she began to tell me about her home, who she listed with and then back to the questions why buyers are not looking at her home and most import why no offers?

 

It leads to me to ask you all, What is the top reason a home does not sell?

 

In my opinion the top 2 reasons are a home is over priced or a lack of marketing from the listing agent. It was easy to confirm her home was over priced upon looking up her home on MLS.  Within a few seconds I could see that a lack of pictures or descriptive wording in MLS, probably was next issue in this case.

 

The BOTTOM LINE is that Listing a home is an art. It takes time, effort and experience. Home Owners looking to sell should not rush into listing with just anyone or with the biggest one even. There is a difference and most often can mean whether your home sells or note.

 

The BEST way to go about any home sale or purchase is to know that the consumer should not choose just any agent, choose the BEST agent for the job. Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.  

 3. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.   

4. HOME SELLERS SHOULD START BY: Getting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. They sure are Patricia Kennedy , and pictures are so easy to take these days, it shows those who want to put in the time to do it right and those who dont.  As far as pricing it right, again it take time and experience and sellers need to pick a listing agent willing to do it right.

Scott, Price is generally the reason a home does not sell. The second reason is condition and/or location which price can generally remedy.
