A Home Owner told me they were hiring an Exclusive Buyer agent to list their home because they have more buyers. Today there was a Q and A who would make the best listing agent. Just when  Manchester NH area Home Owners think they can not be more confused, this question comes up.  The answer though is an easy one when you define what the Job of the listing agent is. The Listing Agents job is to attract buyers to your home and get it sold at the best price possible in the quickest amount of time. A Buyer agent may seem to have more buyers, but a GOOD listing agent will attract many more with a well thought out marketing and advertising plan targeting the most potential type of buyer for your home.

 

The one fact that this home seller is missing, is selling a home is not just about finding potential buyers. It is getting the sale to close. It starts with getting an offer acceptable to the seller in both price and terms. It is about that agent being there through each step of the selling process. Noah Seidenberg I do the same bit not all agents can. In this case the lady was an Exclusive buyer broker who did not take listings but was interview to take a listing, so not sure about that EBB title.  For those agents who do pick a side, it does not always work out well for the client when they are hired for something they are not experienced in.

Scott I list a lot of properties but I'm also there for my buyers whent they want to buy a home. The key these days is knowing how to do an excellent job of marketing homes online. Not many agents have this awareness which only hurts the sellers. Sellers are wise to do some 'investigating' online and/or ask the potential listing agent to show them examples of how they will market there home and what were the results of that marketing.

Hi Scott - It's the word exclusive that's causing the problem here. Unlike most of us, exclusive buyer's agents, by their title, focus their business on buyers. If that seller thinks about it a bit, he might discover that isn't what he is, and there might be a poor fit.

Scott, Exclusive Buyers agents typically don't list homes ... that's why they are exclusive buyers agents ... in any event it seems like that home seller is terribly misguided.  That said, there are many agents who both list and sell homes.
