The Preserve at Elm Creek Homes
The Preserve is just off Elm Creek Parkway just blocks from Jerry Ruppelius Park. The Preserve neighborhood of Champlin has been well maintained with mostly two-story and modified two story homes. Most homes in this neighborhood have been professionally landscaped and offer excellent curb appeal. On average, the homes in this neighborhood are primary between 3-5 bedrooms, 3-4 bathroom's and 2-3 car garages.
The homes within The Preserve at Elm Creek were built around the year 2000. Several of the homes in this neighborhood are managed by The Preserve at Elm Creek Homeowner's association (HOA). The Preserve at Elm Creek HOA is billed annually at a current rate of $150 per year (subject to 
change). Although the square footage of The Preserve at Elm Creek Homes varies, most are between 2,500 sqft on up to over 4,600 sqft for the large two-story homes. The lot sizes of The Preserve homes is roughly .25 acres on up to .40 acres. The Preserve at Elm Creek is a great neighborhood to call home. Many of the homes in this neighborhood were built around the pond which gives these homeowners great pond views and eliminates homes being built in their backyard.
The Woods at Elm Creek is also just off of Elm Creek Parkway on the West side of Highway 169. Part of The Woods neighborhood is just across the street from Jerry Ruppelius Park and the extended portions of The Woods at Elm creek neighborhood access Jerry Ruppelius Park from the walking paths. The walking paths along Elm Creek Parkway access most of the neighborhoods around Jerry Ruppelius park and have benches, great ponds views, and mature trees that are really lovely in the Fall months when the leaves change.
The Woods at Elm Creek Homes were developed in the mid to late 1990's primarily between 1994-1998 and a few other homes were built in 2000. The neighborhood consists of mostly two-story and modified two-story homes with a few one-level, rambler style homes. The bedrooms for this neighborhood range from 3-5, with 3-4 bathrooms and 2-3 car garages. The average lot for The Woods at Elm Creek Homes is .25 acre up to .45 acres. The square footage for The Woods Homes in Champlin is 2,300 sqft to over 4,200 sqft depending on the style of home. Several of the homes in this neighborhood are managed by The Woods at Elm Creek Homeowner's Association (HOA). The Woods at Elm Creek HOA covers exterior maintenance and community shared amenities. The Woods at Elm Creek HOA is paid on an annual basis, the current fee is $100 a year (subject to change).
The Highpointe at Elm Creek Homes
The Highpointe Homes just off Elm Creek Parkway are primarily two-stories or modified two-story homes. The Highpointe neighborhood can easily access Highpointe Park through various walking paths
and homeowner's here can enjoy outdoor activities at the Highpointe Park tennis courts, and baseball field. The Highpointe neighborhood is the farthest from Jerry Ruppelius Park than the other neighborhoods mentioned in this post, but a longer walk or a short car ride can easily get you there to enjoy all that Jerry Ruppelius Park has to offer.
The Highpointe Homes are also association managed depending on the area. The Highpointe homeowner's association is also an annual expense, currently $90 - 105 for the year (subject to change). The Hiphpointe Homes neighborhood association covers neighborhood maintenance and shared amenities.
These homes also have 3-5 bedrooms and 3-4 bathrooms with 2 and 3 car garages. The Highpointe homes range in size from 2,500 to 3,200 square feet with a lot size ranging from .25 acre to .60 acres in size. These homes were also built during the late 1980's to 1995.
Hidden Oaks Preserve Neighborhood
The Hidden Oaks Preserve neighborhood is located to the West of Jerry Ruppelius Park and many homes within this neighborhood have Jerry Ruppelius Park in their backyard. The Hidden Oaks Preserve neighborhood is just off 109th with easy access to Highway 169.
The Homes of Hidden Oaks Preserve have the most variety of homes styles and include split-entry, multi-level, two-story, and modified two-story homes. The homes in Hidden Oaks Preserve have 2-5 bedrooms, 2-4 bathrooms and were built the late 1990's into the year 2000. Most of the homes in this neighborhood are fully finished with the acception of a handful of homes that still have unfinished basements. The size of these homes range from 2,500 square feet up to almost 4,000 square feet. The lot sizes in this home average .24 acres to .45 acres in size.
Portions of this neighborhood are also managed by The Hidden Oaks Preserve neighborhood homeowner's association. The annual fee is $75 a year (subject to change). This is a great neighborhood to call home and is also close to the Elm Creek Park Reserve and all the wonderful opportunities for events, trails, and activities.
Parkview at Elm Creek Neighborhood
Parkview at Elm Creek neighborhood also offers a varied of home styles including split-entry, multi-level, one story and two-story homes. Elm Creek Parkway connects the Parkview neighborhood and Jerry Ruppelius Park. The homes in Parkview at Elm Creek neighborhood are primarily 3-4 bedrooms and 2-4 bathrooms with most 2 car garages. The home's in The Parkview neighborhood Champlin were built in the late 1980's.
These homes start at 1,500 square feet to just over 2,500 square feet and a lot size of .20 acres up to .70 acres. This neighborhood is also conveniently located to more parks, walking trails, restaurants and easy access to Highway 169 for easily work commutes.
