What is the average time frame to obtain a Mortgage?

How long does it take to get a mortgage? That is the question a Buyer Agent asked me. Before you shake your head, they submitted an offer on on of my new Manchester NH area Home Listings. It had a closing date of 14 days. At quick glance, GREAT, however under mortgage contingency it had a FHA Mortgage. Red Flag!!!! So I called her and asked how they could close so quick, that is when she hit me with "how long does it take to get a mortgage?" . 

 

My question is how or why did a buyer hire an agent who does not know this question. But my job is to sell this home, so i told her FHA on average takes 45 days to close when the buyer is not just qualified. Some FHA loans can take 60 days to close with the new regulations in place for mortgages. The person with the answer will be the buyers loan officer. I called him to get some answers. He was shocked the closing date was 14 days, i expected a chuckle but got hysterics. He confided in me that they placed a 14 days close to make the offer more attractive to the seller and then they could try to get an extension later. Now I was in tears....

 

I reviewed this offer with the other few that came in with my Home Owner. With 4 offers they had to not just look at the best price, but best terms, closing date and who was the most qualified buyer.

 

The one fact is that remains, is a Buyer Agent should know how long it takes to get a mortgage. They should also know you do not try to deceive a home seller and their agent by making bait and switch offers. I wonder if the buyer knows their chances to buy their dream home are less than winning Power Ball with this offer? To answer the question of how long it takes to get a mortgage, on average conventional loans are 30-40 days with FHA 45-60 days. A GOOD Buyer Broker will get you pre-qualified and inform you have time frames and what to expect right from the start. The moral of the story is your choice of who your hire as an agent DOES matter and CAN affect the purchase or sale.  The BOTTOM LINE is that your choice in agent will affect how well or not so well your home sale or purchase will go.

Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.  

 3. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.   

4. HOME SELLERS SHOULD START BY: Getting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. It takes all types. Unless it was a CASH offer 14 days would have raised a huge RED FLAG in my mind too especially with the new TRID rules.

I agree with Doug and the fact that it was an FHA loan makes it even more of a red flag.  Our Board of Realtors just went over the TRID rules and said to add 15 days to every contract that needs a loan.

Maybe I'm not understanding the actual timeframe and the point in the mortgage process, Scott Godzyk...  But HOW could a lender with a transaction in process not know a Closing Date ... or even have a Real Estate Contract already in their possession?  Review of a Contract is critical.  Especially with the TRID changes on Oct. 3, Contract Dates will become even more important to know.  

Bottomline: What professional you choose to work with makes a HUGE difference to the success you'll find ... and the ease with which you'll find it too.

Most of my lenders can get an FHA deal done in 30 days. Not 14 though. That seems crazy and I seriously wonder why the buyer's agent didn't know that. I would be interested to know how much experience she has in real estate. Maybe her broker needs to offer a little more guidance/training/oversight.

Scott, Yes, a 14 close is a huge red flag with FHA financing. Bait and Switch tactics ... write what appears to be a strong offer and the beg for more time.  Awful ... despicable!  The agent absolutely "should" needs to know how long it will take to get a loan funded and closed.

These tactics are almost unethical and certainly a disservice to the buyer and seller.  Agents need to be realistic with their time frames.  Often FHA loans end up at the bottom of a pile in multiple offer situations.  Just the way it is.

Scott that was a very poor choice to put 14 day closing when they knew fully it could not and would not happen. Of course a top notch agent like YOU, is going to see the the real picture.
