Greenwich Real Estate Market Report Fall ~ Nov. 2015.

For the month of October in Greenwich, Connecticut 42 single family homes sold with an average sold price of $2,527,490.

For the three months ending October 2015 149 single family homes sold compared to same time in 2014 of 148. 

A few other statistics for the2015 three month period ending in October are:

  • Home’s average square footage was 4,353.
  • Average Sold price to List Price 95%.
  • Average sold price per square foot $595.
  • Cumulative Days On Market average 172.

The average price for the 2015 three months period was $2,599,322 up from the 2014 average price of $2,508,393. The average size home in 2014 for those three months was  4,033 square feet with an average Cumulative Days On Market of 137.

Currently on the Greenwich MLS there are 572 single family homes for sale that is 11.4 months of housing supply. Currently there are an additional 111 co-ops & condominiums listed on the Greenwich MLS.  Single family homes currently for sale range from $419,000 all the way up to $65 million. Condominiums/Co-ops range from $299,000 up to $5.75 million.
