What Are The Best Real Estate Lead Generating Websites?

Today's Feature Question from the Active Rain Q&A Section Is:
"What Are The Best Lead Generating Websites?

I have shortened the actual question a bit, but this is the essence.  

Thomas J. Nelson replied:

"Yelp.com...reviews from my closed clients, Buffini & Company referral directory Realtors and Active Rain Realtors are the only "websites" I use. I mostly farm my CRM.

I get all my leads from other Realtors, my closed clients, current clients and network. I'd roll up your sleeves and get to work mining for gold in what you already have. Spend the money on coffees and lunches with your database. Why would you invest in a website that produces a less than 1.5% conversion rate of low level leads when you have gold sitting on your computer right now in your current & past clients and service providers?"

Susan Emo replied:

"I'm not a Buffini fan but I agree with everything else Thomas J. Nelson, Realtor has shared with you.   Why pay for questionable results when you have the power within yourself to build from within your own data base?

I too work my own SOI and spend zero $ on advertising or buying leads."


Adele Langdon replied:

"I think you have to do a little of everything!  I was taught to test, test, test.

That's why I love direct marketing, keep it local, get the right message, to the right audience, and you know right away. My coach always says there are no great marketers just great testers.  But all the suggestions are very important

See whats working and keep doing it."

Roy Kelley replied:
"Creating your own websites may be the most cost effective means of generating leads."

 

Carol Williams (me) replied:

"Don't BUY leads that are questionable.  Create your own.  You'd be better off to spend that money hiring a part time assistant to do various marketing tasks for you that create on-going, long term results... like blogging, managing your website, sending out personal notes, farming activity, etc.  Network wherever possible.   In my opinion, selling leads is a scam that agents buy into because they are looking for the silver bullet.  There isn't one.  You need to build the whole gun!  All your marketing strategies are a constant barage of ammunition into the marketplace."

In 2011 when I had 50% of my "zip code" I would have had a lot of nice things to say about Zillow and the great leads I got from there.  Not so much anymore.

Carol, as Debbie said - there is lot sof knowledge shared here in the Rain.  I personally have never purchased leads, prefer to generate them myself.

Hi Carol -- a very clever idea for a blog post and as Debbie Reynolds commented there is much knowledge to be gained through our AR membership.  I think that is especially true in the Q/A section where in addition to knowledge you can see a different side to a member through questions/answers.  Very interesting.
