Think about keeping the yard free from leaves and debris plant some colorful flowers in some cute pots near the front door to make the home seem more inviting and welcoming. Great article! I think this is one of the most important parts of the selling process that more sellers need to be aware of. As a realtor, I cannot tell you the number of times that I have worked with a seller who is listing a home but is unwilling to make any changes, even the cheap ones. Their rationale: "Oh, but these are cheap fixes. The buyers need figure out that this is not a big deal." No, they don't! The buyers need to feel good the moment they walk into a home, or else they will find another home!

Ultimately, the sellers figure this out and end up doing what is needed in order to make their homes shine, but if only they came to this realization before 20/20 hindsight sets in after 6 months on the market and no offers.
