After surviving the real estate mess in 2008, I have decided to get back into the business.

 

I have spent the past few month's getting my corporations in order and have a great opportunity set up in Providence, Rhode Island to flip lower to middle income houses. As I move forward I will be expanding into CT, MA and Ohio. I am setup to operate in all 50 states.

 

Gail and I have been flipping houses for more years than I care to admit. I wouldn’t be telling the truth if I said we made money on every home that we flipped, we have had scares. Fortunately we have weathered all the storms and continue doing them on a regular basis.

 

I have seen so many that have gotten caught up with the romance of what they have seen on TV because it looks pretty easy. I have seen so many that have paid up to $25,000 for courses and more to learn how to make millions in the house flipping business. Most fail and very few ever succeed.

 

It takes a lot of courage, time and money to take on the type of goals that the gentleman who sent me the email above has. He has a lot more courage than me that is for sure.

 

I have some very simple rules:

 

1) The profit is in the buy so that means if you don’t buy it right, you can’t sell it right.

 

2) We stay within 45 minutes of my office, maybe 1 hour but that is stretching it.

 

3) If I have to put numbers down on paper, the numbers already don’t work.

 

4) I know what the property will sell for, if not that means I don’t know the market in that area which means I am out of my element.

I think those people who advertise on T.V. should be banned. They are actors, not experts. Amateurs, not winners. They give false hope.

I am so glad to hear you're expanding your business because you have a wealth of knowledge and expertise in this subject of flipping houses. You! And only you is someone I'd want all prospective buyers of flipping houses to know, like, understand, and clearly listen to Joe!

Great tips, Joe, gleaned from long/hard experience. Flipping is not for everyone even though so many think it's easy money. I've come across way more people here in Charlotte who did not succeed in their flipping endeavors than those who did.

Good Morning Joe:

I was asked by a broker who had been flipping why shouldn't I look outside of Manchester for property to flip.

I told him that I want my first venture to be in the area wherein I am most comfortable with and where I can oversee the development or progress. It is taking me longer to get the right property but this is something I am not going to rush into just because I am itching to flip one.

Very good rules to live by when flipping.  We don't have a lot of flipping opportunites in the Denver area these days.  The deals just don't exist for the most part.

For the consumer who is just starting? Beware of agents who tell you that you can flip it in a year and double your money, or whatever. A friend of mine just fell for this. You have to do your own research, get quotes for work that needs to be done, and then have some good comps that show you are already making money NOW if that work is done. To depend on the market going up in a year plus all the money you have to spend in the meantime? You tell me, Joe.
