I have worked with a coupe of those quick seminar investors.  They just don't recognize that they drank the Kool-aid.

I think those people who advertise on T.V. should be banned. They are actors, not experts. Amateurs, not winners. They give false hope.

Great tips, Joe, gleaned from long/hard experience. Flipping is not for everyone even though so many think it's easy money. I've come across way more people here in Charlotte who did not succeed in their flipping endeavors than those who did.

Joe, many have made very good money by fixing and flipping homes, but you need to be smart about it. 

Hey Joe Petrowsky Doing Fixer-uppers has always been with us, but "flipping" was a product of the real estate bubble from 10 years ago. No one should be a "flipper" but your criteria for fixers is good.

Good Morning Joe:

I was asked by a broker who had been flipping why shouldn't I look outside of Manchester for property to flip.

I told him that I want my first venture to be in the area wherein I am most comfortable with and where I can oversee the development or progress. It is taking me longer to get the right property but this is something I am not going to rush into just because I am itching to flip one.

Very good rules to live by when flipping.  We don't have a lot of flipping opportunites in the Denver area these days.  The deals just don't exist for the most part.

I have flipped a lot of properties but the competition for purchasing these homes is intense. You are offering sound advice.

For the consumer who is just starting? Beware of agents who tell you that you can flip it in a year and double your money, or whatever. A friend of mine just fell for this. You have to do your own research, get quotes for work that needs to be done, and then have some good comps that show you are already making money NOW if that work is done. To depend on the market going up in a year plus all the money you have to spend in the meantime? You tell me, Joe.

Hi Joe -- I like to straight-forward approach.  I'm always leery of those who say to go to another state(or country) to fix-and-flip.   I guess I like control too much.

We agree with you, flipping homes isn't as easy as it appears on tv.

Research and knowledge is key.

Joe the TV shows do make it look easy, that is why if someone is thinking of going into the flipping business they first need to talk to someone like you.

I have a 1 mile rule for residential investments, if I cant bike to it, I don't buy it. I cant imagine trying to manage homes nationwide.
