A Home Buyer demanded to be able to Offer what ever price THEY wanted on a new Listing of mine. There is certainly nothing that can keep them from making a lowball offer on this Manchester NH area Home. There is a "HOWEVER" though, that WHY would you make an offer that has ZERO chance of being excepted? With a shortage of homes for sale in some markets and a strong and steady amount of Buyers, my new listings usually sell pretty fast at or above list price. To waste time writing a lowball offer, is well, a waste of time.

 

You may want to know if the Buyer had their own agent? They sure did. So why did this agent not inform them of market conditions, trends and provide a BPO or market analysis so they knew what they should offer? The buyer broker actually answered me when i asked why this offer was so low. She said "the buyer wanted to make a low offer to see what the seller would do?"

 

They found out, their offer was rejected and another full price offer accepted.

My question to the Buyer Broker was despite the buyers request, you should have told them this could and probably would happen. Now you have a crying buyer who says the offer process was not fair. The 2 simple answers I have for the Buyer are they should have hired a better agent who would have provided the hard truth and lastly, should have made a better offer. The day of lowball offers has long ended.
