It is my professional opinion as always Rivers Bend is a wonderful condo community . They cleared the snow in the last storm/blizzard  like true professionals .It has a great location you can walk to Septa trains and buses If you do not mind that it is not a gated community this is the place for you as you have a garage plus it is pet friendly . The units also have a spacious floor plan Now let's talk about  testing a market to get the best possible price  It is always an option  but for how long is my question  .

My best advise to sellers is and some will strongly disagree is to list with a local agent who knows your marketplace . People want to know the area where they are going to live . Little things like where to get good pizza . What schools are nearby . How do I get from point A to point B . What are the restrictions of the association . Can I have pets if so is there a pound requirement of my dog if any . What did the last condo sell for and what condition was it in .What type of financing is acceptable . Are there sale signs allowed .The agent does not have to live there but they should have knowledge and know how .

I see  agents make very pretty color presentations .Very nice but do they know how to sell and to market in today's high technology Internet world .  This is where people look . Buyers are on social media sites .

People are looking on the Internet . Pretty colorful listing brochure's are all over the back seat of my car   They impress but are quickly discarded
