The Survey Says!!!

The San Diego based ClosingCorp recently surveyed 1,000 homebuyers who purchased a house before and after the new CFPB TRID guidelines.  The survey produce interesting positive and negative responses, so without further delay The Survey Says!!!

Negative Responses:

  • 64% of those who responded said it was easier go get a mortgage under the old rules than under TRID.
  • 57% said it took longer to get a mortgage under TRID than it did before TRID.
  • 51% felt there was more "unexpected costs, fees, and surprises" with their new mortgage under TRID.

Positive Responses:

  • 63% said the new TRID forms the Loan Estimate (LE) and Closing Disclosure (CD) were easier to understand than the  Good Faith Estimate (GFE) and HUD-1.
  • 68% felt the new disclosures LE & CD prepared them better for the closing costs they would pay at the Closing.
  • 65% stated the LE & CD explained the costs and fees better than the GFE & HUD-1.
  • 78% like that the LE indicates which service providers they are able to shop for such as:
    • Title Company
    • Personal Representation Attorney
  • 74% elected to shop for the service providers they were allowed to shop for
  • 55% stated they saved money by shopping for the service providers they were allowed to shop for.

While the number of positives seem to outweigh the number of negatives, the survey clearly indicated the new rules under TRID have added to the time and stress to the mortgage process.  The survey also clearly indicates more work needs to be done in educating Homebuyers, and eliminating surprises.

I agree with the conclusion there are still suprises that need to be eliminated, especially with the time requirement TRID has added to the mortgage process.  I also found what The Survey Says, to be very reflective of what my Borrowers are experiencing and saying about the new TRID guidelines.

Interesting results, and good to hear that it's not all negative. I'm not surprised at these from what I have seen and read. I suspect some lenders, escrow and title companies are more on the ball than others.

George, when people have choices, that can create stress.  So I guess the question is is it better to add choice and the chance to save a few bucks, or is it better to keep it stress free?  For myself, I like stress free.

I have a deal going through the process currently and we have had to get a couple of extensions already due to the activities of the underwriters.  They are asking for all manner of stuff and so much of it is questionable

TRID added time and stress and more costs for the buyers.

Good morning George. Did any of this surprise you? I'm surprised the numbers were even more one sided. The entire TRIP thing was just such a waste.

Hi George - in general the entire law of which TRID is a small part has had more negatives than positives.  That is unfortunate.

George, anyone buying now that has bought many homes are surprised with this new TRID program, and it does draw out the process, and adds to the stress.

Hi George - We're finding it pretty interesting that the impact from TRID has been minimal in terms of its real impact on consumers....at least so far. Great work by our lender and title company.

Good evening George Souto ,

Interesting results from the survey..I don't see that TRID did anything to reduce closing costs to the buyers and causes stress and delays. Tomorrow I'm posting an update that I'm sure you are aware of..look for it in the morning (if I can get it written:).

Hi George, I'm happy to see some positive feedback on the new TRID. I am in the middle of a transaction now representing the buyers and I can't begin to tell you how pleased they are with their lender and the entire process thus far. The only thing they're not happy about is the timeframe it's taking to get them to the closing table.

Hi George... I read this survey some days ago... so it's hard to figure out whom to believe! I will say I've had no delays in closing due to TRID with my clients.
