A nervous Home Owner is being kept from listing his home by the fear of a home inspection failing. This Manchester NH area potential home seller was an absolute wreck. He said he met with countless agents, none of which made him feel any better. He called me after being referred by his former neighbor whose home I sold. 

 

With him being so nervous I really expected the home to be a wreck. I toured the home and then had to ask him the pointed question of why he thought his inspection would fail.

 

The reply was shocking given his level of anxiety. His reply was "he did know, but did now buyers use the inspection to beat up sellers and re-negotiate".

 

I must say i was relieved in a way as the concern he had was fear and not an actual set of damages or hidden defect.

 

I let him know one of the first steps of listing and selling is the listing agent walking through the home to point out anything that should be repaired prior to the buyers seeing the home. This home was built in the 1950's. A well kept home in an established area of similar homes. A fantastic sense of workmanship as with all homes of that era. Most often items on a home inspectors list or roof, siding, windows, electric, plumbing and heating system. All were replaced within the last 10 years. We looked at safety items like handrails, smoke and CO detectors, no peeling paint and no signs of water leaks. I did find a ripped screen that the owner almost collapsed over. The good thing was a local shop fixes them for 10 bucks.

 

He asked that I come back to meet his son and daughter in law. He is ready to sell but wants their blessing. He thanked me at least fifty times for being upfront, honest and full of information.

A root canal sometimes is better.  lol.  I have had sellers that worry themself so much that I tell them, if it is that much of a concern, get a pre-inspection done.

Scott,  The fear is almost always greater than that which we fear. At the end of the day ... the inspection is what it is and the seller will need to deal with it. Having you represent them will be to their benefit.

Hi Scott - That was an excellent explanation for the seller. The inspection is always a high tension point in the process, but good preparation and help with any negotiations usually get us all through it in reasonable shape.

Scott, A pro like yourself can put the seller's mind at ease and allow them to have confidence they are in good hands.  Well done. An inspections not that big of a deal, nor is negotiating the issues if any are discovered when you have the right agent.
