A Simple Way to Let Your Buyer Clients Know That You Care

 

Sometimes one of the best things you can do as a buyer’s agent is to refer your clients to another buyer’s agent.  Even as licensed realtors, we may find ourselves in real estate markets that we are not familiar with.  The importance of knowing the local market cannot be overemphasized when working with buyer clients!

 

A situation that I recently encountered with a buyer client really underlined this fact for me.  In this case, I didn’t refer them to another buyer agent because I knew the area very well and had done my research thoroughly.  

 

These two buyer clients were interested in a newly built home in a nearby county.  A brief showing of the house revealed that it appeared to fit their needs perfectly.  When they called me to say that they’d like to make an offer on it, I was happy that they had found their dream home.  

 

However, as I sat down to write the offer, I began to notice that the resale on homes built ten years ago, in that same neighborhood, was terrible! Imagine buying your new home for $150 per square foot and having to sell it ten years later for close to half that price.  A home is the biggest investment that most people will ever make it their life.  For that reason, my research due diligence was of the utmost importance.

 

Because I was familiar with that area and had listened carefully to their needs, I was able to show them another home nearby that they also liked and wanted to make an offer on.  Unlike the last home, this neighborhood had witnessed some steady appreciation over the years.  The homes were built to last and the neighborhood was improving and growing!

 

The decision of working with a qualified buyer’s agent is so important.  One who is willing to do the research but who is also humble enough to realize that they may not know the area well enough on their own--they may need help from another local realtor who knows the area inside out.  Sometimes, referring your client to another buyer’s agent is a simple way to let your clients know that you care about them!
