Will an area's average sales price affect me buying  home? Here in The Manchester NH area, the average single family home sold for $224,033. A buyer asked if that is what they could buy a home for listing at $300,000. Frankly put, NO. It is only an average. Some neighborhoods will have values much higher and some much lower.

Hi Scott - Average price can be a useful measure of the market as a snapshot or a point on a trend line, but that's about it for specific buyers. Better they work with you and get a full understanding of what's going on in their part of the market.
