HOW HIGH WILL PHOENIX REAL ESTATE MARKET CONTINUE TO CLIMB
The Phoenix real estate market continues to be hot as the median sold price continues to increase since the beginning of 2016. When will it end? People are predicting another real estate bubble just like we saw in 2008 crash. What do you think? We all know the real estate markets go in cycles. How long will this cycle last? I am not one to reflect on negative news. However, I am one to be prepared for any real estate market that comes my way.
Currently, we are in a sellers market. We are experiencing 76 on average days on market. List price vs sold price is at 97%. It is a great time to sell of your real estate assets as many of my Canadian clients are doing at the present time. They have experienced a nice ride in the Phoenix real estate market. They are selling homes for cash and parking their cash for another point in time.
However, there are other real estate investors that continue to make money in the Phoenix real estate market by buying homes low. Then, remodel the home to obtain market price for homes. A home that has great curb appeal and priced right will always go under contract faster versus a home that needs upgrades to it. We live in a now generation where people want it now. Phoenix real estate investors are cashing in big time.
Landfill projects continue to be successful with Phoenix real estate investors with the right team in place. We are purchasing land parcels to build either a single family home or multiplex on the the land parcel to create highest and best use for that piece of land. Phoenix continues to grow with more and more companies moving their headquarters to Arizona. People will always need affordable housing. It is a win-win situation.
