Seven suggestions for a successful sale at Hartstene Pointe
- Get the word out. This is important whether you have your property listed with a professional real estate agent or broker or decide to sell your property on your own. Have a marketing plan!
- Get a for sale sign on your property. I know a view house property, right now, at the Pointe, that has no real estate sign on it. I walk around the Pointe and see several signs visible to people who already know the magic of the community, they're here with either an owner as a guest or on an official tour with an agent or broker. You have to let these people know you want to sell.
- Visit your investment and air it out, dust, and knock down the cobwebs. Make the house shine. Most good agents and brokers at the Pointe, visit their listings often and look for leaks, knock down the spider webs and open some windows to let the air circulate. This is well worth the cost of a commission if you live out of state.
- Don't let your property get stale. If you have had your property on the market for a long time, maybe it's time for a rest. Most agents and brokers covering the Hartstene Pointe Community are members of the NW Multiple Listing Service. This is where your property is listed so all the agent and broker members know you have your property for sale. A stale property is one that has been on the market for a very long time; be it because of the price or a poor or no marketing plan. The first thing that most Buyers want to know after price is how long has the house or land been on the market. To reset to Days on Market feature of the multiple listing service; your property must be off the market at least 91 days. - Set a realistic price. When a bank orders an appraisal on your property; the appraiser has to find some comparable properties that have recently sold. Unless you find an all cash Buyer, you need to stay within the parameters of the appraisal to sell your house and/or vacant lot. If you bought during the the market bubble this means your Hartstene Pointe house, Island home or vacant lot is just about worth what you paid for it right now in the bank's eyes.
- If you choose to list with an agent or broker; do not hire one that is a limited service provider. These agents and brokers may work in some areas of high demand but not in specialty markets like Hartstene Pointe. You may pay up to $500 for a listing that runs just for 90 days with just one picture. They just put your house on the MLS and take it off in 90 days. They provide you with a key box (as an option on a house) but don't monitor its use or get feedback. If an offer comes in you are at the mercy of the Buyer's agent or broker because the limited service provider doesn't represent you or negotiate on your behalf. Worst yet; if you don't offer an adequate selling office commission, your house or land won't get shown at all. You will miss out on several sales.
- Last but not least make sure the Buyer is qualified for a loan or has sufficient funds. A professional Realtor®, agent or broker will make this part of the contract and be able to verify this important fact so you don't waste your marketing time.
