What If......There is no License....

 Question WHAT IF.....

 

         You pretended to be a....lender, lawyer, surveyor, realtor, appraiser and wrote posts and answered questions as though you were actually an experienced, licensed professional who was giving actual advice...speaking from real experience...but in real life...in being honest....in being professional...there was no license attached to your name...no education that supported your writing....just a flurry of opinions that you felt people might believe.

        Be careful what/who you believe.  Just like in the olden days....because you saw it on TV, didn't mean it was true.  Because you read it on the internet...doesn't make it reality.

  We sometimes find that the case with first time buyers...or people who are inquestions and answers a short sale position...and clearly ...of course,..don't want that to be the case.  They find things on the internet that will support what they believe,...but in fact, there is no truth to it.

       Be careful what you believe...it's easy to verify a licensed profession in Wisconsin.  If you have any doubt that any professional from your nail tech and hair dresser to your Doctor, lawyer or ??

 has a license go here and you can verify that they hold a license and that it is active and recognized by the state.

       There are many professions...sometimes in the trades

whNo licenseere we see in amendments..."have a licensed roofer...." There is no such thing....a plumber or electrician is a trade that requires a license...most other trades do not.  Soooo it is back to the BUYER and READER BEWARE. Before you request a license from a business...be sure that business in your state (and this varies from state to state) requires a license.  AND before you believe the writing, post, conversation of someone you don't know well....verify their credentials.

Good morning, Sally K. & David L. Hanson we occasionally come in contact with those who present themselves as professionals....this often happens in the field of construction....some with a truck and hammer will represent themselves as a "builder" but are not licensed.... I was licensed for 20 years and ran into many who were building with another's license # because they didn't have one!!!!! the same might be applied to any profession including our real estate professionals.... are they really??? hmmmm.... as long as I'm licensed, I keep out of the mess others will create for themselves....

Your post reminded me of something ... Years ago my (rich) uncle did a lot of business with a man who acted as a real estate agent, but was not licensed. He went out and found properties on which to build supermarkets, then negotiated the purchase for my uncle, perhaps as a "straw man." I have no idea how he was paid, but certainly he was. 

My husband built custom homes in our area for years and no license was required. Today, registration is required - a $35 fee and proof of liability insurance. In other words, anyone can STILL call themselves a contractor without any prior experience or knowledge. And unfortunately, I think many still do.

Unfortunately, Sally K. & David L. Hanson with all the readily available information on the net, everyone considers themselves experts, and feels that a license is a further hurdle that is unnecessary.

There's a developer who does flips in my local market.  He advertises himself as a real estate agent/Realtor(r) and is not licensed as such in the state.  Slime ball.

Sally and David I have to admit that it does bug me when I see a Realtor giving guidelines on loan programs.  We all need to stick to our profession and not cross lines.

In Virginia we have the DPOR (Department of Professional and Occupational Regulation).  If someone is not licensed it is easy to find.  If they are licensed and shaft somebody this agency comes down hard.

I have checked several agents' statuses a our state license commission. Now that home inspectors have to be licensed in TN I want to make sure they really are.
