PHOENIX PROPERTY MANAGEMENTIt is just a normal day in PHOENIX PROPERTY MANAGEMENT. The first week and last week of the month is always busy. The last week of each month I spend much time moving people into homes. The first week of each month I spend much time collecting rents. Yes, the economy is very tough right now. Yes, we do have people who stop paying their rent because they lost their job or their monthly check was stopped for some reason. We have 7 out of 10 Americans who live paycheck by paycheck. If there is one major bump in the road, then this is when problems start to surface.

 

I have heard many great stories from my tenants on why they are not paying rent. There seems to be a direct relationship between not paying rent and repairs. The tenant many times they are not paying rent due to repairs not being done timely. Let me give you an example of a phone call that just happened.

 

ME:     “Good Morning, This is Harry your property manager. Are you paying rent today?”

 

TENANT: “No, I am not paying rent due to there is low water pressure. I am planning to move  

                  out at the end of the month.”

 

ME      “OK-you did not tell me this last week when I talked with you. You are still responsible   

             to pay rent. What did you do with this month’s rent money? Your rent is due now or I

             will have to send you to evictions.”

 

TENANT: “That is none of your business what I do with my money.”

 

ME:     “Yes, it is my business when you do not pay rent. I am sending your file to evictions while  

             I have you on the phone right now. DID YOU HEAR THAT? Your file has been sent to evictions.  

             You can explain why you did not pay your rent to the judge. I would advise to start packing your 

             bags, now. I wish you are very pleasant day”

I have learned to be proactive when it comes to PHOENIX PROPERTY MANAGEMENT. We have a three day grace period for people to pay their rent. I start calling on day four to see what is going on with the rent for that month. Why? Real estate is a contact sport. I would rather know the problem at the beginning of the month rather than the end of the month. It is much better to work things out with the tenant when it comes to a payment plan. I recommend all payment plans to be in writing.

 

There are times when we are able to work things out with the tenant. Then, there are times when we have to ask the tenant to leave peacefully or we will have to start the eviction process see below

 

  1. Send of five day notice
  2. Start eviction process on the 15th day of month
  3. Court date with judgment within 5 to 7 business days
  4. Tenants have 5 days to remove themselves from the property
  5. Call constable to change the locks and store tenant's items for 21 days

I have this system down to a science and I follow it each month. People hire Real Estate and Beyond to deal with their Arizona Rental Properties for this one reason above. One must have people skills when dealing with tenants. The goal is to keep them happy so they continually pay their rent each month. People need a place to stay so it might as well be the rental that one owns.

 

The tenant and property manager relationship is very important for the real estate investor. Let us do the Phoenix property management so the real estate investor will be able to focus on obtaining more rentals. It is not an easy job. Hey, some people want to do it all. Bravo! However, please call me when you do not want to do it anymore. I just signed up two rental units from a couple who have 26 units in total. They informed me that they are tired of dealing with the rentals after 30 years of doing it themselves. They want to travel and have fun.
