PHOENIX PROPERTY MANAGEMENT COLLECTING THE RENT. WAIT I HAVE TO DEAL WITH TENANTS

 

PHOENIX PROPERTY MANAGEMENTIt was starting off as a normal day in Phoenix Property Management. I was dealing with the following items

  1. Collecting past monies
  2. Obtaining signatures on contracts
  3. Calling new tenants to set up showings
  4. Following up repairs were completed
  5. Listing rentals for the weekend

I received a call from a tenant from a single family home. The husband informed me that he was vacating the home due to unsafe conditions. OK This was news to me because I just sent technicians out to fix all the problems previously last month. This information was news to me. I started to inform the tenant that he had to write down his repair issue in writing. Then, deliver to me in person or by certified mail to make an official ten day notice. Well, this tenant said that they were following the Arizona Landlord Tenant Act and they were within their rights. Tenant hung up the phone.

Next, the wife calls me back in five minutes. She told me that they will be vacating the home by end of month. Also, we would like our security deposit back.

OK-you can do what you wish to do. Are you ready to suffer the consequences of your decisions? Well, she started to get angry with me. Finally, she hung up on me.

What can I do? They have not legally done anything wrong at this point. However, I have taken the following steps to lessen the blow FOR MY investor:

  1. Hand deliver 5 day notice at the residence
  2. Put the property back on the market for rental
  3. Inform my leasing agents property available for rent
  4. Track this property for the next several days
  5. Be ready for legal action

JUST ANOTHER DAY IN PHOENIX PROPERTY MANAGEMENT. DO YOU REALLY WANT TO BE A DO IT YOURSELF LANDLORD? I am sure there are other things to do with ones time.

I know the feeling Harry. I have people that think it is so easy to manage rentals and make money. Not always true.

Property Management (and Leasing), is a profession; not a hobby.  We work with many self-manage Investors, and provide menu services, along with Investor Consultation, providing education to improve their long-term bottom line.  For that,  they are grateful.  We make money along their way through our consulting fees; then, more often than not, they turn their portfolio over to us when they chose to pursue living life, while enjoying the cash flow we assisted then to create.

The biggest challenge really seems to be educating fellow Realtors that Property Management is not something to just "play" with.  Either make it your profession; or, turn it over to a competent professional with a competent track record.
