Is Fall A Bad Time To Sell My House?

As the days get shorter and the cool crisp air becomes more consistent potential sellers want to know if fall is a bad time to sell. If you ask agents this question most will tell you that certain seasons are more favorable to sell your home than others. So is fall one of those seasons?

In my opinion fall is still a very good time to sell your house. Statistically spring and most of summer are when the majority of sellers put their homes on the market. If the majority of homeowners list their homes for sale during that timeframe by fall most of that inventory is sold or expiring and that in turn gives sellers who list their homes in the fall less competition. There are typically less buyers looking in the fall but, the buyers who are looking are often more serious. They’re the buyers who have been looking at listings for months and they are ready to conclude their search with enough time to move in before the holidays arrive.

Selling Your Home in the Fall

If you are considering selling during the fall you need to prepare your home accordingly and account for certain conditions the fall brings. As the leaves fall the yard looks less than perfect, make sure you keep it neat and clean at all times. Fall curb appeal can be absolutely gorgeous but, it takes effort to maintain. Have your HVAC serviced and change the filters, turning the heat on is just around the corner and when it’s time for your home inspection you don’t want any surprises. Turn all of the lights on for showings; selling in the fall requires you to account for the shorter and often cloudier days that come with the change of the season.

Selling Your Home in the Fall

Pricing your home correctly remains imperative for a successful sale. That's true in any season. If you’re curious about the current value of your Northern Virginia home check out the home value calculator below. It will give you an idea of what your home is worth right now. Once you have a general idea of what your home is worth if you want to move forward with putting it on the market reach out to friends and family for recommendations of local trusted Realtors®. You need someone that knows your neighborhood, has an experienced successful track record, and someone you feel comfortable with and trust.

With all that said, there really is no wrong time to list your house - if you price it correctly, and make every effort to present it in a superior way and hire a local expert to guide you through the process chances are you will sell your property in a timely manner. Real estate doesn’t stop, it might slow or pick up but, it never stops and if you are realistic about your sale you will be successful with the right agent and marketing leading the charge.

Some great reasons to sell in the fall season - I love working with buyers this time of year as it's exciting to help someone get into their new home in time to enjoy the holidays there!

It is an excellent time to sell property, great thoughts Amanda. There are still many buyers out there who may have missed out earlier in the season.

I couldn't agree with you more, Amanda.  Trying to time the real estate market is foolish for those wanting to sell their home.

Well, you received lots of constructive feedback from other Agents and I feel confident you've convinced buyers and sellers too. I love how the seasons change the landscape and the reasons to move. With upcoming holidays, and the ability to have a write off on taxes, the sooner buyers and sellers decide before year-end the better!

Fall can be the best time to sell a house and with the trees changing colors it is a perfect backdrop to adding to the beauty of a home. Nice post Amanda.

Amanda, a RealtyTrac 15 year study, of 38 million sales, released last year, showed that October was the best month and October 8th is the number one day to sell a house. Fall is a great time to list. List, list, list.

Hello Amanda and I think anytime is a great time to sell a house, but I prefer cooler temps in Vegas than 110 degrees ... So Fall, Winter and early Spring are my favorites

I think Fall is a very emotion driven time of the year. Homes look cozy and conjur up images of the holiday time spent with friends and family. I think Fall is a perfect time to sell a home.

I was really interested to read the comments on this post and am not surprised many of you agree that fall is still a great time to list. With the right agent assisting sellers should never hesitate to list because of what time of year it is.

I'm not an agent, but I've never held much stock in there being a good or bad time....

if it's the right time in your life to move on....it's the right time to sell.

I agree with you about less compeition and more serious buyers...that holds true in winter too!

Sharon, you might not be an agent but, you're still a professional in the same industry and it's clear you get the big picture. Perfectly stated.

Amanda S. Davidson I agree! And I bet the autumn curb appeal is down-right beautiful in your neck of the woods of Northern Virginia. If we were located in an area like yours we would also encourage our clients to prep their homes to highlight the autumn homey feeling!

"Most agents claim they're #1 - I THINK YOU'RE #1!

Fall is statistically the best time to sell in North Georgia. I think it's the leaf traffic and the seasons in the air, but there is also less leaf cover.

A lot depends on interest rates, what kind of relocationa citivity businesses are doing, and an analysis of dupply and demand. If the absorption rate is biased towards the seller by all means, list in the fall.
