This is a real estate market activity report for The Huntington condo complex in the city of Duarte. In this report I will share information regarding units for sale, in escrow and sold so far in 2016 with a recap of sales for the previous three years. Statistical data in this report is from our local multiple listing service(mls) and may not include all transactions in the complex. Relatively affordable, the Duarte condominium complex is a popular destination for first time homebuyers and savvy investors.
The Huntington Homeowner Association (HOA) consists of 240 single and two level condos arranged in clusters of four unit buildings. The complex was built in phases in the early-to-mid 1970s. Each four unit building consists of a street facing single level unit with two bedrooms/ one-and-one-half bath, a two story two bedroom/ one-and-one-half bath unit, a two story three bedroom/ one-and-one-half unit and a two bedroom/one bath unit situated over the four individual garages for the building. A common area laundry serves each four unit building. Approximate square footages for the units range from a little over 800 to nearly 1200.
Parking for each unit is a previously mentioned single stall garage along with an open deeded space. Outdoor space is a patio area for three of the units and a balcony for the upstairs
single level unit. Common area amenities include a pool and lounge area along with abundant mature landscaping throughout 
the community.
The architecture of the building varies to create a pleasing appearance on the various tree-lined streets of the foothill community with the San Gabriel Mountains as a backdrop adjacent to the gated city of Bradbury. The location is convenient to both the Foothill(210) and San Gabriel River(605) freeways and is about 20 minutes (give or take depending on time of day) east of Pasadena. With the Spring 2016 opening of a Gold Line light rail station in Duarte near the City of Hope Medical Center campus, people have some new transportation options.
There is currently one condo available for sale at The Huntington condos. It is a two story floor plan with two bedrooms and approximately 1090 square feet priced at $333,000. There are an additional four units in escrow.
Sales have been brisk this year so far with fourteen mls-reported closed transactions. The sales ranged in price from $289,000 to $337,000 with an average sales price of $316,643(median sales price $318,500). Nearly 60% of the sales were at or above last list price for an average 100.4% with an average price per square foot at $332.38
Sales activity was good in 2015 as well with 16 closed transactions ranging in price from $210,000 to $323,000 with an average price of $300,094 (median $304,500). They sold at 100.19% of last list price and for $309.35 per square foot on average. Please note that $210,000 sale was a probate transaction that sold in February that was flipped and sold in May for $295,000.
For full year 2014, there were thirteen reported sales ranging from There have been nine mls-reported closed transactions in 2014 ranging in sales prices from $245,000 to $315,000 with an average sales price of $277,385(median sales price of $269,000). They sold at 99.56% of last list price and for $294.19 per square foot on average.
For full year 2013, there were six sales according to mls records ranging from $150,000 to $250,000 with an average sales price of $209,500(median $225,000). They sold at 99.49% of last list price and for $227.80 per square foot on average.
Affordable housing -- by Los Angeles’ standards is difficult to find so I believe this Duarte condo complex combined with its convenient location is a terrific opportunity for first time homebuyers and investors alike even as prices have climbed in recent years.
