Why do we need to do repairs additions or anything related to home improvements with Permits?
The answer is easy: The Title Insurance Company might request an inspection
As most people know, buying a home is a huge decision as well as an important decision for all homebuyers.
First the buyer might “pull the permits” in other words the buyer might go downtown or pay for someone to provide them with “All the Permit Reports”! Now with that said the important things might appear. Electrical wiring was not done by code could be discovered as an example.
The Title Insurance Company might request an Inspection: they in turn might identify that the shed or “granny flats” were not build by code and is illegal.
Simple things like garden irrigation system might be encroaching on the neighbor’s land.
Front yards might have been paved over to create parking space a violation of zoning and building codes or even community CC & R violations.
Just imagine you are the seller and everything was moving along fine, then here comes the Title Inspection and they discover all sort of illegal constructions and things done without permits. Next thing you know the lender is involved for the buyer, ultimately the loan does not get approved and the buyer moves on.
All this could have been prevented if the additions would have been done according to building codes.
Ironically most home owners are oblivious to the fact that an inspection has taken place and find out after the fact when it is too late.
Now with that said please make sure everything you do to your home is done up to code and legally. Clearly you will thank me when the time comes!
