My clients "M" and "K" were looking for the perfect little second home in Flagstaff, AZ. What was most important to them is to find something that had easy bike access to Lake Mary Road. K is a cyclist, and Lake Mary Road is the best road to ride as a road cyclist. She really wanted to find a home that would allow her to just jump on her bike and hit the road. She didn't want to have to load her bike up into her car and drive to an ideal point before gearing up and hitting the road on her bike.
Their ideal price range was under $250,000. In Flagstaff, that can be a challenge! They also wanted something with at least a small yard where their 5 dogs could easily play.
Knowing what they wanted, I knew I'd have to keep an eye open for new listings, pocket listings, and for sale by owners that weren't on MLS. There is a lot of competition for homes that meet that criteria in Flagstaff, so they knew they would have to jump fast when the right house came around.
As luck would have it, another agent in my office posted a new listing on our office's Facebook group. Listed at $199,000 and just off Lake Mary Road in a subdivision called Lake Mary Lake Estates! It was perfect in terms of price and location. Condition wasn't ideal, but my clients were willing to take on a project that was mainly cosmetic in nature. It was also a manufactured home, which was also not a deal breaker for my clients. We had already had the discussion that in the Flagstaff market, most of the homes offered under $250,000 are manufactured homes, townhomes, or condos.
So I reached out the other agent, set up a showing, and off we went. We viewed 3 other homes that day, but they were very drawn to this listing. The next day, we went back for a second showing and wrote an offer.
Our offer was accepted, and we were off to the races. I'll spare all the details about what we negotiated during the inspection period. In the end, my clients moved in with a new roof and a few other minor fixes. We closed escrow 5 weeks after first viewing.
And all because a proactive agent posted his listing pre-mls on Facebook, and because another proactive agent recognized it as a match for her client's needs.
