How To Make IDX Work For You

First I apologize if your IDX provider is not able to offer this kind of flexibility. I use IDX Broker Platinum and have done for years.

Adding an IDX system to your web site should offer you more than a set it and forget it option. That said many people are content with that and if that's you, well OK. Up to you. But consider how an IDX system can achieve more than just the ability for visitors to visit and search for homes.

Create Property Specific Pages or Posts

This is a recent post (time sensitive) I created adding close-out lots on a subdivision as the last lots have been reduced to sell. With the title I added a small amount of text and then added an IDX widget.  These are very easy to create with IDX Broker. I have added some css to match the widget to the colors on my site but it is not necessary. Because they are long tail, they get good results in the search engines with only 98 words.

IDX Niche Pages

We all know there are riches in niches and every location has niches you can go after. Whether you create niches on your money site or a site for a niche all on it's own is up to you. For me this is on my money site because I serve Barrington and these are horse properties in Barrington. The beauty is that searchers find me now for Barrington Horse Property and Illinois Horse Property searches. I cherry pick which out of town listings or buyers I serve.

This page was built on the IDX system rather than on my site. This page ranks at number 2 for the term Barrington Horse Property and the number 1 spot is also mine for my main horse property page. I targeted under $600,000 for this one as the demand is higher.

Other IDX Uses

One of the easiest ways to make better use of IDX on your website is to create price point buttons, especially on your home page. Large subdivisions can benefit too. IDX Broker allows me to see how many times the links I create are viewed. My top perfoming link is Wynstone, a gated golf course subdivision with luxury homes and yes every year I sell homes there. (I was even given a complimentary club membership because of my sales!) A recent client allowed me to help him buy and I picked up 2 listings from him as well.

The skys the limit with a good IDX solution, all you need is a little imagination and some effort and you'll get some well ranking pages in no time.
