MY REAL ESTATE AGENT RETIREMENT PLAN SHARED

RETIREMENT!  DID I SAY RETIREMENT!  NOW WAY! BUT SLOW DOW, WORKING LESS YES!

     Well, I'm in my 43rd year of real estate sales and just had my biggest year in 2016.  I have been a long time Six Figure Earner but 2016 was about $100K over my best year to date.  This is Net Earnings not gross sales and my Gross Production hit $20M+.   I'm not going into How as most of you who follow my blogs know I only do Probate and Trust Homes, Off Market with a few double end sales and listing mixed in but again All Probates and Trust.     My biggest payday this year was $50K on a $5M Trust apartment building I listed because of my probate/trust programs.  Add to this my partner Derrick Ruiz who is an apartment expert from SoCal worked with me but did all the work as this is his niche.  He also earned $50K on this 3 month start to finish listing.   I know better than take on something I don't have much experience in so Derrick brought his expertize.     But this blog is not about telling you what I made it's about how I plan to SEMI RETIRE and there is a big difference.  I don't think I could completely retire, there are not enough Harley Trips,  Grand Kids Hoop games to coach,  Fun Trains to party on, family events or whatever to occupy all my time so to me this means something different.

    First I'm working hard (2 yrs now) and building my EXP Realty Monthly Revenue Share by just helping agents/brokers see the big picture on where our real estate industry is going and how they can harness and jump on board the real estate sales world of the future (in 5 to 10 years).   It's coming  folks and has started already with not just EXP REALTY (2009) but with others who are going to the cloud, doing away with brick and motar costs, cutting expenses/staff and working where the World is going.     With my EXP REALTY opportunity my Rev share averaged about $2K per month during 2016 with my last Rev Share check deposited into my account in Dec being $3K.   This took no time management or compliance hours from me and I had no liability.  WOW!    Why would I want to have all that responsibility and time when I can do it with this opportunity with basically a few hours per month sharing the opp with Agents and Brokers I do business with, have known for years, or meet at a mls meetings.     But let's did deeper.

     My SEMI Retirement program is to build my Rev Share monthly income to $100K and just so you see the complete picture this is for Life once vested in the company (3 years) and is willable to my family when that time comes.  Now the $100K is not a cap, you can do whatever you want with Rev Share.  I know of agents who are doing more and many who are seeking 7 Figures with their Rev Share.   Now they are in their 40's and 50's and have much more time.   I turn  67 this year and want to put in another 3 years then go to my SEMI RETIREMENT program.  Maybe just $3K per month will make a difference to some for retirement. 

     From there I will do 1 Probate Deal per quarter where I represent a investor and double end the sale coming in and then a listing going out PLUS have a shot to sell the exit listing myself.  In the price range I work ($900K and above) this will be  $36K to $54K coming in on the double end purchase as I deal direct with the estate and I'm usually the only agent.   Then another  $20K to $25K on the listing so this will total $56 to $79K once per quarter for $200K plus and a Rev Share I'm working for $10oK and will place me in the $300K  range but with about 15-20 hours work per quarter.   60-80 hours of work per year with the 4 flips.   Now if I only do 50% that is ok as well as $150K per year semi retired works but I'm shooting for $300K plus.    Will I make it?   Well I know it's already benefiting me with the biggest year I have had income wise in 43 years and what would I have if I just stayed at ReMax, with Hall of Fame Status, a great brand and company when I semi Retire,  NOTHING from ReMax!  Of course I could still flip but you never know about market conditions or whatever so maybe I only make a sale to a retail buyer as investors aren't flipping.  Well so what that is still $150K plus my Rev Share.   I through the dice and this IS the way real estate is going and the one think I learned over my 43 years of real estate was to be AHEAD OF CRITICAL MASS!      That is happening over the next 3 years folks with EXP.

    Now let's talk about the other perk with my being at EXP Realty....  STOCK OWNERHSIP!

     Every agent/broker at EXP Realty receives stock earned from production and also a profit share program where I can buy up to 5% of my Net Commission of the company stock at a 20% discount.   This has provided me with close to 25,000 shares and if you look at today's EXPI stock price it's trading at around $3.45 today so that is roughly $85,000 in value and  just in my first 2 years.  My goal is to have 100,000 shares. I hope this is making the light bulb go off for you as no other company gives this opportunity to agents and brokers.  Yes there is Profit Share but that is after expenses and very few hit the big time with it the masses don't.

If you have enough passive income from rentals but listing and selling will come to an end.  Best of luck to you William

Typically a rental will cost 20% down or more to have positive income and  if your in the Bay Area your probably paying $400K to $500K so that would be $80K min down plus closing offset by your commission.  Most agents and brokers can't do too many of those investments for a $300 to $500 positive. In order to have $100K income you would need close to 20 of those properties or $1.6M+ net cash investment.   For those who can great but my guess is less than 3% of agents and brokers could make that investment and probably would take 20 years unless they have a great inheritance to step into.   It's a plan but not for me.    GD
