I just found out that the first broker I ever worked for recently died after a brief battle with cancer. She taught me a lot of things that I still incorporate in my day to day business and share with agents that I teach.
First off, ethics are never situational. If it does not feel right, then it probably isn’t. Secondly never assume anyone is going to do that job except you.
In real estate that is some good advice to live by.
Sorry to hear Richard. And what a gift she gave you when you first started in the biz. A lot to be thankful for indeed.
I was lucky to have great brokers when I started out. I was good out of the box but there is much to learn and that first one sets you on a path and having the right one is huge. Sorry she was lost to cancer.

Those are two very good pieces of advice. You were lucky to be mentored by someone with such high ethics.
