Long Island Home Seller Asks: What Documents Should I Have Ready?

Are you ready to sell your Long Island home?

Here is a list of documents you may need when selling a home on Long Island. These documents will help expedite the home closing proces,s as well as clear potential issues when selling your Long Island North Shore or South Shore home:

 

1. Deed

2. Title Insurance Policy

3. Survey

4. Certificate of Occupancy

5. Most recent Mortgage Statement showing lender name and approximate balance

6. Helpful to have most recent tax bill, along with any exemptions such as Veterans or Star

7. If one or more of the persons on the deed are deceased, copes of death certificates, last will & testament, copy showing estates taxes paid

8. If applicable, copy of homeowners association by-laws/offering plan

9. Tax grievance agreements, if applies

10. Warranties such as household appliances/heating/air conditioning systems, roof etc.

It is wise to keep all of that stuff on hand, especially when you will be selling your home.  I am surprised that most people are so disorganized and don't really keep much of anything on file.

Nice list, Sheila and Larry. It's rare here that sellers have a CofO handy or even a deed. Those are readily available on-line to the buyer's attorney.

Scott, Most of the time sellers don't have any of these documents readily available.

Brian,  True so many are disorganized and have no idea where these documents are.

Roy, I thought this list may be a good one for home sellers.

Nina, So many owners do not have these documents on hand, especially CofO's which are so important.

Michael, Yes preparations points is a good way to address having their documents available when it's time to sell.

Amanda, We ask at our CMA's if they have the proper documents, especially C of O's if there's been some modifications.

Gabe, It's a good idea for home sellers to start looking before they list their homes.
