about a month ago I was working with this buyer I took them to see over 40 houses here in Staten Island: Well, this is my story. Buyers are not loyal as soon as the deal dosen't go their way, they drop you. Pfoof they are gone! I thought they trusted me. I did my best to educate them on the homes that they were looking at. I could for no advail do the right thing, everything I said, did, show them was wrong.  The next weekend they went to an open house and bought a home without me. Go Figure.  I should of let them go a long time ago.

The home I think they bought - Has some problems That I know about - Should I have called them? They are now in contract!

Since, Then I sold a townhouse and picked up 2 listings and another on its way! Wasted too much time with them.

MY ADVICE---- PICK AND CHOOSE YOUR BUYERS! don't waste too much time with them!!!!!!!!!!!!!!

Valerie, you learned a valuable lesson with these people. In my entire Real Estate career, I've never shown anyone 40 houses, because my attitude always was  that when I meet the Buyer for the first time there is a 80% probability that they have already been out with 2 or more Realtors and seen about a dozen homes.

Therefore, I show them more than 10 homes, that makes a probable total of 22, and if they haven't put an offer in I drop them. If they are in contract with me, I try to qualify how worthy a Buyer they are before I sign them.

Best of luck on the Listing you got, It's great when you can get something positive out of a bad experience.

Hi Valerie,

40 houses...hmmm were they really looking for a house or had it become their new hobby? That's too much gas and makeup and high heels for me!! I think people start to think that someone can't find them the right house after seeing so many, when actually it is the buyer who is being too rigid in what they want/need in a house or a couple that have not taken the time to get on the same page as to what they want in a house.

Should you call them? In my opinion, no way. Did they call and ask for your advice after all your hard work? Did they call and say they finally found the perfect house and you should come see it? Loyalty only goes so far! If they have a home inspection, they'll find out what's wrong with the house quick enough. Some will, some won't...Next! There has to be a limit or they're wasting your time.

I heard of one agent that had shown a couple 25 houses that were just what they had asked her for, and none of them suited them. The agent finally had it, and jokingly asked the wife how many men she had dated before she married her husband! The answer? 3. They bought the very next house she showed them - LOL!

Hi Valerie,

I usually say to the buyers, "I know that your really getting frustrated looking at all these homes, I'm also very confused as to the type of home or neighborhood your searching for?  What exactly do you want in a home?  I don't want to continue this frustration."  Trying to differentiate a motivated buyer or a motivated seller in this business is a real challenge.   Were the buyers prequalified for a mortgage?

          You have to weed them out but its not always that easy.  Congratulations on your new listings.  Your hard work has paid off - I hope I can sell them.

forget about them, I think you got your reward by getting these new listings, I hope you sell them.

about telling them about something you know is wrong with the house????? I don't know. I would have the same delema.. Talk to Kathy, she maybe able to give advise aboiut that.
