What will my house be worth in 2021?

Can you predict the future? I was called to meet with a seller who wanted to sell their home. I spent a great deal of time walking through the home and asking questions. Then it was their turn to ask questions. The wife is ready to sell now. What is the home worth today? That was an easy question. I let them know what the home was worth, what they should ask and what it may sell for. 


Then came the husband, he asked what the home would be worth in 2021 if they wait? He did want to hear anything else but a number. My answer of course was it depends. It depends on what the interest rates are. It depends if we stay on track for a strong economy or if the economy slips back depending on which direction politics takes. 


He was not having any of it, he wanted my guess. So based on facts of the past, if we keep on a strong economy, the home will be worth more. If we see tax increases, stocks will slump, interest rates will rise, buyers will stop buying and the house could be worth a lot less. 


SO the answer to our question is now could be the best time to sell asked the wife. My next question was why are they selling. The answer was she was having difficulty going up and down the stairs. She found it difficult to clean a big home now that all the kids have left and have homes of their own. That they no longer want to maintain a big lawn and certainly do not want to shovel snow come winter. "They answered their own question that now may be the best time to sell. They were thank full i took the time to answer questions and that yes, they appreciated my candor on the future. 




My infamous message is do not hire just anyone to list you home. Do not just hire the biggest company or agent. Take time to hire the BEST agent. If mine worked, I would be on a beach right now somewhere tropical. But Nina Hollander all i can do is give the  2 sides, then let them decide. The answer though for most sellers is when the tie is right from them to sell, makes now the right time to sell

So here I am in the same exact situation - -- Seller had knee surgery and hasn't been upstairs in six months! Cannot do the grass anymore. My comment to him was you are retired, why not enjoy your life every day instead of fighting with stairs and lawns etc.? Already found him a one-story near where he lives now. Wednesday is the meeting for Listing.

If all goes well, the Owner of the house he wants will Lease-Purchase to him until his sells and he has the best of both worlds. He can "furnish" his new home with furniture from old and when his sells - same day he will buy the one he is already living in! NO STRESS!!!!!!!  All the best - Lynn
