Should transactional agents be paid less than a buyer broker?

The first step may be to explain what a Transactional Broker is. This may be called different things in different parts of the country. In NH, the meaning being an agent who does not represent a party, but can show the property, write offers, but does not give any advice to the party. They problem lays with listing agents who are offering discounted fees during a co-broker sale to a transaction broker. From half to 2/3 less than a buyer agent would receive.

 

DO you agree or disagree?

 

My outlook is that when a Home Seller hires me to list and sell their home, I concentrate on that task. I treat all co broking agents with the same respect i want to be treated. Yes, I want them to pull their weight and when they do not,  I do not sit and wait for them to wise up. I do what needs to be done so the home closes. That is my definition of looking out for my seller.

 

Many listing agents would wait and wait until the buyer side did their job. That can cause a sale to fail. 

 

In the end, I go back to my job is to sell the home. My goal is sell it quickly and at the best obtainable price. SO that means all agents, buyer brokers or transactional broker, get your buyers over to see my listing as i am treated you equal and fair. My seller does not care to hear behind the scenes squabbles. They want their home sold, so I sell it and i strive o eliminate the stress on them.

 

That every Buyer or Seller should not choose just any agent, choose the BEST agent for the job. Having an agent that works for you is a must. 

 

My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

Hello Scott - one thing is certain.   We live in a world that is always changing and the world of real estate definitely mimics that.  Although I resist predictions I can say with some certainty that we will see discussion of industry compensation models continue today and into the future.

Our offer rates are set by our broker and they offer less to a transaction broker as they do no work other than write the agreement with no representation.

Scott, have not seen that stuff here yet. We do have brokers offering less if the listing agent shows the home first.

The one thing here in NH is that a transactional broker still sees that offer they wrote to the end Nick Vandekar, 610-203-4543. Now we have out of state agents coming in from MA who have NH licenses who just write offers than disappear until it is time for their check. So i see it both ways.

Hi Scott... on the whole, I don't believe that transaction brokers do much less in selling a home than those under agency agreements and I am not agreement in paying them less. I'm more of the school of thought that we should get rid of transaction brokerage.
