Our current real estate market gives a new definition to the phrase “extreme sellers’ market.”

 

There is one month of active listings remaining, if the same number of listings sell this month as they did last month!!

 

There were 21 closed single family homes in the month of June.

There are currently 21 active single family resale home listings available on the market in Franklin.

 

That’s an eye-opener!!!!

Hello Barbara - those numbers of inventory of homes for sale in Franklin Massachusetts are quite revealing.  High demand. Low supply.  For those who own and want to move - this is a good time.  And it's always good to call The Todaro Team when real estate is on ones mind.

HI Barbara Todaro - I certainly get what you are saying. This is a good visual to point it out.  When I went to the Sedona MLS today, there were 26 properties that went into contract.  We have a population of around 10,000+ not including tourists.  Buyers and agents seem to be in a panic mode.  I have had 18 showings on one property and all the agents are saying the same thing.

I've seen and had to work in many different type of market conditions in the past 42 years and never remember anything close to this.... I had deals at 21% interest rates... many, many deals with negative amortization....there's always a way....ha, there is no way to break through this...it originate with Covid-19

Hi Barbara Todaro, the chart says it all. Some are waiting for home prices to drop, based on the number of listings and high demand, that's unlikely in most of the markets.

prices won't drop..... one deal went $50k over list price and the appraisal was off by $5k.... that appraiser stretch it until it had no where else to go..

it's been over a year and it only gets worse....how much worse can it get.... we have 7,722 single family homes in Franklin and 21 are on the market.....

Barbara, similar story here in Delaware. It's tough because buyers don't want to be pushed too hard or too quickly and yet, if they want the house they just saw, they have to be fast and strong. I ask my buyer clients who are on the fence, "If I called you tomorrow and told you the house was gone, would it break your heart?" If it's a yes, then we write an offer now.
