3 Tips to get the most money from the Sale of your 🏠Home!

Maximizing the dollars in your pocket is always on every homeowner's mind!

Here are 3 key 🔑 tips!

 

 

1) Make your home show ready 🤩

What does this mean- well I mean be ready to show your homeCLEANING is crucial!  Do a deep clean of the property- windows, fans, baseboards, even change your air filters.  Oh... don't forget to wash the dirty laundry.  DE-CLUTTER- put away/pack away- things that you are not using & clean off your kitchen counters.  FINISH Your projects- there are always little projects- changing lightbulbs, painting that last door, fixing that leaking faucet etc... Unfinished projects make buyer's think that the general maintenance hasn't been maintained (a bit of a mind game).  Check your home for ODD SMELLS.  Have a neighbor/friend come over to tell you if there are ANY odor as you walk in the door.  Bad odors or even strong odors are a deterrent to potential buyers.   I suggest a subtle vanilla scent to welcome potential buyers.   

Make sure you are ready to show your home at a moment's notice! 

 

2) Price your home competitively 🏁 .

What!?!? Am I crazy?   No. I know this may seem exactly opposite of what you want to do but let me explain.   Most people's exit strategy is to price the home over market value- to leave room for negotiations.   The only thing it does, is lessen the demand for your home.  If you increase the demand for your home- then you have buyers competing which increases the price.  

You need to remember that the FIRST IMPRESSION of your home when selling is everything - the first few weeks are crucial!  During this time, the home will be exposed to all the active buyers in that price range.  If you are priced to high- you will lose those buyers- thus waiting for new buyers to enter the market.  

Make sure your pricing helps you stand out in a good way!  

 

3) Use a Real Estate Professional💼

While a seller may be starting to add up costs and believe that without having to pay real estate commission that they will save money.   In all actuality- there's been many studies that show that people who sell their home without a real estate professional that their homes sell for less than if an agent would have been involved.   Per the 2019 National Association of REALTORS® Profile of Home Buyers andSellers "FSBOs accounted for 11% of home sales in 2018. The typical FSBO home sold for $200,000 compared to $280,000 for agent-assisted home sales."  When you hire a local qualified real estate, who has sold many homes- they will be able to guide you towards the proper pricing, as well as answer your questions, refer you to local vendors,  do the marketing, work with the other agents, talk to title company and the many other behind the scene tasks!
