POLL: Verbal Buyer Agency...or Make them SIGN?

I want to POLL this group of Realtors to see what you suggest.

I have heard MANY different opinions, but I feel that this will be the best representation of the United States & the Realtor community.

Do I make my "customers" sign a Buyer Agent Agreement or work with them on a VERBAL agreement?

It has worked for me BOTH ways, and I have been burned by only being verbal as well.
