Some things just don't change.
Most of my land sales over the past 2 decades have been to folks heading into their empty nester years, eager to follow their dreams of a bit of land to play with, now that they are not tethered to school and sports activities.
The dream nearly always includes some mix of pasture, woods, and natural water. It may take awhile to find the property that feels right - or it may be love at first sight.
As I tell first timers - listen to what it feels like on a particular piece of land. If it feels great today, you will probably still be waking up with that feeling it many years from now.
Last night I walked from the road to the creek and back on my newest listing, this time with a millennial. She shared fond memories of growing up in south Georgia, where her family owned a lot of land.
Before we wrapped up, she shared one last thought with me: this land feels like home.
There is more to be done before she makes a decision, so I left her with one important thought: trust that instinct.
The land she loves is a beauty: 5 + acres with lots of established grass, dotted with towering hardwoods like the ones pictured above, and a first class flowing creek complete with shoals that create a magical sound as the water flows across.
