     Lock boxes have become the standard for easy access to a house.  Many agents use the combination lock boxes and the Supra lock boxes.  You can decide not to have a lock box on your home but you or your agent will need to be there to give access to the potential buyer and their agent.  Without a lock box, this method will become a hassle very quickly.  The easiest method of access to a home is with the use of a lock box. 

     The question you need to ask yourself is, "How secure are these lock boxes?"  You will want maximum security from the lock box since it will be on the door of your house 24 hours a day 7 days a week until the house sells.  With that said, you'll want to find out from the agent you are interviewing what kind of lock box will they be using on your house.  This has to be the least asked question because most sellers are concerned about what the agent will be doing to get the house sold.  This is also important because this little box will secure you and your belongings.

     In my opinion, the Supra lock box is the Cadillac of the lock boxes so why would you let your agent use a Toyota at your house?  As you can see, the other lockboxes allow access to the keys of your home with a combination and they cost the agent $15 - $30 each.  There isn't a combination on the Supra lock box.  There is a separate pager-like device that each agent has (or should have) that will give access to the keys by entering their own individual combination on their own pager-like device and the Supra lock boxes cost the agent about $100 each. 

     What's the difference?  The difference is a licensed agent or home inspector will be able to use the Supra lock box only during certain hours of the day.  The combination lock boxes will allow anyone with the combination access to your house 24 hours a day 7 days a week.  Now how important is it to use an agent that will use a Supra lock box on your door?

David, we are so rural that we still use the old kind. I'm totally happy with them. I don't ever give the code out to anyone that is not a licensed Realtor. They are using the Supra's in town but I have not been able to justify it yet. This is all great advice though. Thanks,

Thanks Deb!  I have had buyers ask me for the combo so they can come back later so I ask them if they were the seller would they want just anyone coming into their house?  Then it wakes them up when they put themselves in the sellers shoes.  Many of them are sellers and buyers and didn't realize the depth of what they are asking.
