We here at Fred Carver Real Estate Marketing Re/Max Camosun continuously monitor local real estate statistics to keep our clients informed and ahead of the real estate trends. Below you will find Saanich Pensinsula ( includes N. Saanich, Sidney and Central Saanich) area of Victoria real estate review Sept 9, 2008.

Saanich Peninsula

Current Listings: homes,condo's and townhouses on the market= 421

Number of Total pending sales= 54

New Listings this week: 39

New Pending Sales this week: 8

New Pending Sales over the Last 30 days = 28

Number of Sold's this week (completed sale)= 11

Average Single Family Home Selling (pending sales) price this week: $586,000 (-12% change over YTD) Average Days on Market= 62

Average Condo/Townhouse Selling Price this week: $353,500 Average Days on the Market = 40

Number of homes and condo's listings expiring this week = 4

Average SF Selling Price (460 homes) YTD: $661,378 Average DOM 51

Average Condo/Townhouse Selling Price (235 homes) YTD: $416,674 Average DOM 56

Note: Currently the 12% gains for 2007 appear to be gone, we are back to a balanced market, pricing is important when Selling, with great choices if you are Buying. CMHC is forecasting around a 3% gain for house prices for 2008.

Hi Donna....The Real Estate market in the Saanich Peninsula are of Victoria is strong, however prices have slipped a little from last year. Great choices for Buyers. Sellers need to pricing their home correctly..by staying ahead of the current trend.

Hi Petra...during 2003 to 2006 we saw around 18 to 20 % gains a year, we're now seeing about a 10% price drop over last year. Our local economy is strong with the lowest unemployment in the country, less than 1% vacancy rate and 4,000 people a year moving here. I expect the market to remain stable. We're in a failrly balanced market, pricing is import for Buyers, as they are comparative shopping with our increased inventory..

Hi Tracy...I've done a few video's already, I need new listings again to try my new marketing with my video. Our market is going through a shift with Buyers being fussy and a wait and see attitude and Sellers in denial. I'm sure you can relate. Thanks for visiting!
