Talking House

By
Real Estate Agent with Atlanta Communities Real Estate Brokerage, LLC

How many of you have heard of the Talking House.  This is innovative technology that has the house talking for you.  It is great for FSBO because you have them rent the transmitter.  Extra money in your pocket!

The transmitter has your pre-recorded message on it that not only advertises the home but you and your services as well.  You can "advertise" who you are, who you represent, what you offer, and all of your contact information.  The homeowners love Talking House because you get to hear the recording from a pre-selected AM radio station that you hear from your car.  The recording is 24/7 and plays repeatedly at least 30,000 times a day.

You can drop off a DVD at an FSBO, have them look at it for a few days, come back to pick it up and answer any questions they have.  The great thing is that once they rent the transmitter and don't sell their house as quickly as they like, they will list with you.  You can tell them they will get their rental money back after their closing.  Pretty good deal, right?

If any of you are currently using the Talking House, let me know how your success rate is.

Beverly,

Thanks for the post. I had heard of the service, but never thought of using it with FSBOs. Now that's thinking outside of the box.

Everyone I've ever spoken to about these is that the sound quality/reception is awful.

Look on eBay.  You should be able to find several agents trying to get rid of their units.

I've heard of some people that didn't like it.  I think it's too much information; I'd rather they call me instead.

I've used a similar program.  The direct phone calls from the sign out number the audio recording 10 to 1.  I hang a rider under the sign advertising the audio recording of the house.  I receive a text message as well as an e-mail with the phone number that called the listing.  Cool technology but number of uses did not impress me.

Beverly,

I have never used the talking house system myself.  As it allways happens, I tend to be in traffic when I see the sign, and before i get tuned into the right frequency, the light has changed.  I have never bothered to go around the corner and try again...but that's just me being impatient.

Have a great day

Leander

Hey Bev,

I'm new to blogging, and new to your blog, but I wanted to share my experience with Talking House.  I am a subscriber to Talking House and I found it to be a very useful tool.  I have post a sign in my yard in front of my home.  I've also, posted one the "please Take One Boxes" in front my home so that when people stop by to listen on their car radio they might also be compelled to get out a take a flyer with my real estate information on it, along with some the listing our company has.  Just trying to think outside the box.

Thanks for letting me share.
