In this example I would like to show Realtors and Home Owners the importance of fully Staging a property. By Staging a Master Bedroom with the usual bed, dressers, end tables etc. you may think that you have Staged the room. I believe that to create desire and initiate action on the buyer's part to put in an offer you must create the "one thing" that your property has and all the others do not have.

All I did in this master bedroom in Thornhill was create a cozy reading nook that looked out over the rear treed lot. And who wouldn't want to live in a home that had a room that would seduce you to snuggle in and get away from it all. The feeling that the room invokes now is one of retreating from the stress of the day and relaxing in their very own hide away. When you arrive at the top of the staircase, looking down the hall to the Master Bedroom, this is the view that entices you into the Master Bedroom.

Hi Betina, I have used blow up beds when required and they do look okay but if there is a budget I go for down home luxury every time. I'm all about creating that "one thing" that the other houses don't have. The secret sauce if you like.

Hi Mary, The look really seduces you into wanting to just try it out for a moment. If I can get the buyers to try out the lounge I know I will get an offer on the property. I once did a Pilates area in a hallway in a rec room. The Realtor said that 5 different buyers actually sat down and tried it out. How's that for marketing! That property sold set the benchmark price in the neighbourhood. I'm hoping this one does too.

Hi Rhonda, I can't think of anyone that wouldn't want their own little space to relax, read a book, have a cup of tea. Especially when the view out the back yard is so serene. It's like a weekend retreat only you are in your own home. You're right, this nook is a little larger than normal but then the entire bedroom is larger than normal. The dressing room is 10 x 12, another fabulous luxury for the lucky person that buys this property. Thanks for stopping in to see my inviting retreat.

Hi Phyllis, I know all I did was..... We really are all magicians we just don't know it!  I love using all my teapots in my staging. I only own one coffee machine for staging but I have over 10 teapots for staging differenet feelings to a property. Any way you look at it, coffee invokes a feeling of being charge up and tea invokes a feeling up calming down. What are your thoughts on that?

Hi Debbie, I loved the feeling in that room too. When you came up the curving staircase and looked down the hall through the double doors to that sweet spot it just drew you into a story.

Just like Kym Hough says. You  have to make the buyers want to turn the next page and continue through the house.

Hi Chrissie, It has been an unbelievable year for me. I took the course in March of 2007. Got all my ideas together for the launch in January 2008 and never looked back. I always say, if you have a marketing background you will have a leg up on your competition in Home Staging world as it is a story telling business.
