With a little inspiration from Margaret Woda, I have come up with this Analysis for Valdosta and the surrounding areas.
These numbers reflect residential sales only for 2007 and 2008 (excluding mobile & modular homes)
Is it really all bad news in the real estate market? Or, did we actually sell some some houses?
All information is based on and obtained from Valdosta Board of Realtors (VBOR). Our local MLS

As you can see from the numbers above sales did decline in 2008 by about 18%+/-. BUT.....Houses are still selling. Some areas have actually gone UP, while other areas are still lingering. See below for more numbers of individual neighborhoods.
Walden Woods Sub. sold 19 houses in 2007 but only 7 in 2008
Stone Creek Sub. Sold 42 homes in 2007 and sales declined in 2008 to 25 sales
Grove point Sub. which is one of our newer subdivisions only sold 10 houses in 2007 but a whooping 34 in 2008! Same goes for...
Branch Point Subdivision which sold 14 in 2007 but a tremendous 59 houses in 2008!
Kinderlou Forrest held steady with 7 sales for each year.
Kingston Estates sold one less this year
Moulton Branch sold 15 for 2008 compared to 12 the previous year.

Yes, there has been a decline in the market since 07. I do contribute a bit of this to the media. We all just need to stop watching television and make-up our own minds to whether home ownership is worth the investment. It is still one of the best investments and person can make.
