Are you still driving your clients around? Why'll I was on vacation in Kauai, I was making small talk at the pool. The person I was talking to was on a house hunting mission. They were meeting the agent in the parking lot that afternoon and had planned to look at three houses that afternoon. The man and his wife had seen two houses the day before and were looking forward to seeing more.

He then asked me when agents quit taking clients in their cars to view homes. He said this agent told them to be in their car and ready to go when she arrived. I told him I always offer to pick up my clients but sometimes they prefer to meet me at the property. I told him not to be offended but to ask the agent when she came by again if she minded if you rode together and see what she says.

The next day the man told me that the real estate agent told him it was a safety policy that their company had and that her car insurance wouldn't cover any riders in her car.

So what do you do? Do you drive your clients around? Did you ever? If you don't, why did you stop?

I still drive my clients around, unless they prefer to ride in their own car (as they often do with young children in car seats)

For your question, yes I do and other agents in my office still drive others on occassion, yet rarely only about 10% of the time compared to the past. As for liability, yes it's always an issue, it's hard to believe that this agent isn't insured for anyone riding in her car??? Sounds to me it more of a business use, vs. personal use issue on this one???

Some brokers want to be named as additional insured on policies and have umbrella policies, yet I'm not sure if that's ever enough.

Paul,

Like Vickie said, unless they can't fit into my car, I take them. I actually do not like when they drive in their car. I need them in the car, because the small talk gives me needed information, and helps to establish a rapport. I also love to tell people about the area, the changes that they can se and that they can't see.

We are not just selling homes, we are selling the area, and how you do that when you miss on the time that you could really use to show and educate.

Hi Paul, I prefer that they ride with me to look at homes, but my preference is for the same reason that they often want to ride in their own car:  they want to discuss each house we see.  They think it's best to do that in private (so I won't be offended, I guess), but I want to hear those discussions so I can help direct them to only places that have what they want and not what they don't want.  I can understand the safety issue, but I never heard of insurance that doesn't cover passengers, unless you are charging fares like a taxi driver.

Hi Paul - I generally offer to pick up my clients to view homes.  However, almost all of them prefer to drive their own vehicle.  I have a rider on my insurance policy to cover "riders" when I use my car for business purposes.  My brokerage also requires an addendum to my policy that will indemnify them.

Hi Paul, Well, you lucky dog, you. Still hanging around the pool there in Kauai. I hope you're living it up.  I met a new client yesterday.  We were only looking at 3 houses.  They met me at the first, and I asked them if they wanted to leave their car somewhere, and we could all ride together.  I find it is much easier to drive together so that I can show them around.  My insurance company does ask me if my vehicle is being used for personal or business. Since real estate is business, they want me to pay extra to cover all my passengers should something happen.

I take it case by case. I never pick up a guy adn go look at vacant land. They seem to understand. People that have kids in car seats or dogs usually go on their own too. I am open to riding together, but the insurance can really be a concern.-Dinah Lee
