In January 2009 only two homes sold in Cherry Hills Village, both of the homes sold were in Southmoor Vista neighborhood. One of the houses was a bank owned property. Three houses are currently under contract pending sale.

Cherry Hills Village CO Real Estate - homes sold

Here is a graph showing the number of homes sold per month for the last two years. The total number of houses sold per year has been declining each year.

2006 - 110 houses sold
2007 - 94 houses sold
2008 - 84 houses sold



The average price per square foot as been lower every month for the past 13 months except on August 2008.
The price per square foot saw a large decline in January 09 from a year ago ($424/sf) and a month ago ($356/sf). 

Currently there are 120 houses for sale in Cherry Hills Village. Listing prices range from $675,000 to $17,900,000. Price per square foot varies from $181/sf (bank owned property) to $1623/sf. 85% of the homes have been on the market for more than 100 days. 58% have been on the market for over 200 days. Five new listings came on the market in January.

Selling a luxury home in today's market requires extreme amount of smart marketing and hard work. But it can be done. When interviewing agents to sell your house, check how they market your house. To LIST a house, a sign can be put in the yard and the house can be entered into the MLS. The SELL it much more is needed.
