The table below shows the activity for the month of April 2007, sorted by the City with the highest percentage of available listings in escrow. 

Anything above 35% is considered a Seller's Market. 

Anything below 30% is considered a Buyer's Market. 

Between 30% and 35% is considered a Neutral Market. 

That statistic does not tell the whole story, as you will see.  Marin County is seeing multiple offers on a daily basis, with homes selling before they even hit the market.  Sonoma County, starting with the town of Sonoma and Petaluma are starting to feel the market heating up.
