I am feeling so much gratitude today for Praful Thakkar. My journey with Praful began years ago in Philadelphia when he reached out while visiting for a seminar. We decided to meet in Center City for dinner, and since it was a beautiful spring or summer evening, the city was still glowing with daylight. Our evening took an interesting turn when we arrived at a highly-rated Indian restaurant he’d picked. Here is a variation on a classic recipe of mine. It is easy, so here it is How to make  Amazing Pineapple Cranberry Sauce I made it for Thanksgiving, and it was so good. I made some more for myself. You need, in my opinion, ripe cranberries if you can find them, but any will do. Be sure to rinse them. 16 oz can of crushed pineapple1 bag 12 oz fresh cranberries 1 cup of white sugar  cinnamon - vanilla - almond extract(I used vanilla bean paste, but extract will be fine ) One-half teaspoon of each, add this when you add the berries Drain the crushed pineapple to equal 1 cup of liquid. If you are short by 1 cup, using water to make up the difference is best. Stir the sugar and pineapple juice together in a saucepan until it boils, then add the cranberries and return to a boil. Stir in the ...

Pine tree farms is a small single home community located in the Feasterville section of Bucks County. It is also in the Neshaminy school district, which is a highly rated school. There is a homeowners association it is not, however, mandatory, but the cost to belong is very low and they do upkeep the community and run a very nice newsletter.  They are a friendly group of people and very neighborly especially around the holidays .  Last week  May 4, 2021, we were really fortunate to have Craig Grant present 'Google in the Cloud ' at our Zoom meeting. Craig Grant is an amazing speaker and if you have ever heard him speak you know he will have you mesmerized within minutes. Pine Tree Farms is a small section in Feasterville Pa they have a very small Association fee of $35 a year which is not mandatory it is for a sense of neighborly community.  You see there is a small section that was deeded to the community known as the " The Woods " the association pays Real Estate taxes on this parcel, insurance also maintenance on this parcel.   The $35 a year also pays for the Easter Egg Hunt, Fall Hayride, Halloween, and Christmas decoration awards. To me, one of the most important items, when it gets warm and uncomfortable, is the air conditioning unit. Especially when you have allergies and pollen is blowing around in the air   It is time to change the filters go to the store and have extra ones on hand. They should be changed when needed. Perhaps every three to four months. It may also be a good idea to have your HVAC unit serviced before the hot weather begins.   There are so many things to be thankful for in this world. I am thankful to wake up every morning and to go to sleep each night.   My friend and associate Jeff Dowler, CRS   asked me to write what I  was grateful for in 2020.  Not long ago I went out on an unusual listing and I was not the first agent to go out on the listing .The property was also listed before and never sold. The sellers told me they really were not motivated to sell at the time and were just testing the market.  They were ready to sell now and retiring  They had a business in their home. Agents were telling them all kinds of information and so many different prices. I represent taxpayers in Bucks and Montgomery County and the rest of the Philadelphia area with tax issues.  I have recently seen an uptick in individuals who have not filed tax returns, some for many years. In fact, the non-filer issue is a major priority of the IRS, who have stated publicly that they have identified more than 10 million taxpayers who have failed to file returns, many of which voluntarily came forward looking for economic stimulus checks earlier this year.
