now is the time to update those exterior photographs.
A front shot of your listing covered in snow looks a little silly about now(at least in Northeast Ohio).  What a great way to show your client you are still actively marketing their property by sending your photographer out for a mini photo shoot of the exterior.
I spent about 2 hours driving around the other day doing just that.  I was able to update 7 of my clients' listings.  This is usually included in my packages for homes over 4,000SF  but this year it was such a beautiful day I did … (10 comments)

I recently photographed a home for a client and was surprised to see she no longer had her Enhancements status on Realtor.com so the virtual tour I made for her was only going to be seen on the MLS.  The horror, my beautiful photographs would only be seen in the wretched MLS size, and only 4 of them at that.  When she explained what the added cost was, I completely understood and then remembered the tour building site I use only charges $10 more to link to Realtor.com even if the agent does not have the required status.  I know listings … (5 comments)

I've see lots of agents say they take their own pictures and they are "just fine" or "good enough".  I realize that great photography will not sell a home, but it will spark more interest.  Also, showing potential clients the power of professional photography when laying out your marketing plan for their home, stresses your commitment to success.  I know another concern for hiring a photographer is cost but you may be surprised how affordable it can be.  For example, my rates start at $75 and I can … (7 comments)

I received a phone call yesterday from a home owner asking about photography.  She wanted to know if I only took pictures for Agents or if I would also work for a home owner.  I told her I would take pictures for anyone.
To my surprise she explained that she had an Agent but was unhappy with the photographs the Agent took of her home.  I explained that I usually work for agents since good photographs of the property are really part of the marketing of the home.  The home owner went on to explain that the agent did very basic … (10 comments)
