dallas: Big Changes Coming to DFW in the next 10 Years - 03/11/17 04:13 PM
Everything is Bigger in Texas, and about to get even BIGGER in Dallas-Fort Worth! DFW is about to undergo some changes over the next decade, all impacted largely by one thing only: population growth. Mike Eastland, CEO of the North Central Texas Council of Governments, says Dallas-Fort Worth aims to be innovative with preserving natural resources and meeting the demands of a booming city.
Dallas anticipates a growth in population from 7.3 million to about 9 million people by 2027. Small suburban towns can expect tenfold their current population, within the same amount of time!

dallas: 12 Things You Should Stop Wasting Money on So You Can Save for a House - 10/18/16 06:10 AM
Bernard Salt opened a can of whoop-ass on the “youth of today” in a piece called “Moralizers, We Need You!” in The Australian (very cool, very hip) about the evils of hipster cafes. With a heavy dose of satire, and probably a good pinch of long brewed frustration, he observes the parallels between the young that are in a renting fix, versus the older “middle-aged” sages that built wealth or financial stability little by little. Namely, by cutting out $22 avocado toast breakfasts.
Whether it’s a generational thing or not, I can safely agree that I look back and realize the frivolous … (3 comments)

dallas: White House look-a-like asking a cool $15m - 01/06/16 10:26 PM
Limestone exteriors and a semi-circle colonnade? Check! This 16,000 square footer on Strait Lane is available for you to live out all of your presidential fantasies. Sure, it’s a bit more French chateau than Oval Office, but it’s got four bedrooms, a massive brick wine cellar, amazing chandeliers, and sits on over 3 acres of prime Dallas dirt.
This one was on the market for some time previously, when the Estate listed it at $19M. Perhaps now it’ll be a bit more approachable for the presidential wishful…

dallas: Renting? How to Add Personality to a Temporary Space - 06/12/15 07:59 AM
So you want to decorate your rental place. I’ve moved more in the last four years than I care to admit. Thankfully, I’m done for a while, and have a space that I can fully flex my muscles on to hang, plant and “own” the crud out of. I’ve lived in spaces between 674 sq ft and 2,320 sq ft, and all different construction styles - WWII wood-sided to brick modern with oriental flair. It’s taught me a lot about making the most of a space, especially when I’m only there temporarily.

So, you're pretty "in touch" with the happenings of Dallas. And you keep abreast of the real estate market. Things look HOT, right? Well, I'm here to tell you, that even though the real estate market has improved over the last couple of years, we have yet to reach full recovery – inventory is still low! Demand has increased dramatically. And housing inventory is still hard to come by, especially at the entry level...
The National Association of Realtors (NAR) revealed that there is a pent-up seller demand... all different causes, one of which might be great financing rates that continue to be historically the best in certain … (0 comments)

dallas: Why Should I Hire You to Sell My Home? - 05/01/15 03:59 AM
Why should you hire me to sell your home? What makes me different?
As of April, 2015, there were a recorded 89,439 statewide licensed Real Estate Agents who are members of the Texas Association of Realtors. That's a lot! You'll find most of them in the larger triangle of Dallas/ Fort Worth to Austin/ San Antonio to Houston. Meaning... no matter where you live, you have plenty to choose from. So out of all of these, what makes me different? Great question!

dallas: 'Home Scouting' App... Your Home Search Source - 04/22/15 06:07 AM
I'm so excited to announce a partnership app that I'm offering, which will allow clients, friends and family to search properties (both listed and sold) on their phones.
Everything is mobile. Everything is at the touch of a screen. Now, you can enjoy updated information, straight from MLS, at your fingertips. This app allows constant communication, map-based searches for active and sold listings, real-time saved search updates, and neighborhood info including school districts.
Other home search apps tend to have outdated information, which can be incredibly frustrating. This app is real-time, with updates available according to your specifications. You are in control.

dallas: Deep Ellum Race! Urban Race + Instagram Scavenger Hunt - 04/16/15 03:40 AM
Don't you just crave a good Scavenger Hunt, sometimes? Like the old days of working together, figuring out clues and making the jog to your next destination?
The 2nd Annual Deep Ellum Urban Race is coming up, April 25th. Think ‘The Amazing Race’, but with a Deep Ellum vibe. The challenges range from pop-culture trivia to local history, with your team (2-4 people) working together on such tasks as painting murals, crafting instruments, and solving brain bending riddles.
And what better way to wind down then with cold drinks, music, and games. Once you’ve finished the race, kick back at a super cool … (1 comments)

dallas: 'Swap and Flea' Event this weekend. Get ready to bargain! - 04/16/15 03:13 AM
Have some dough to spend and love all things unique? AWESOME!
This Sunday, April 19th, The Gypsy Wagon will become home to the annual Swap and Flea event and I can't wait. It's a 6 hour swap meets flea market meets vendor meetup that allows bargain hunters (like me) to come and grab some unique loot for a pretty good deal!
The whole premise is to eliminate the far drive for a really good voyage into the art of junking (and rehabing and refinishing and retrofitting...). And the creators didn't want a whole bunch of beaded tube socks, jewelry, or macrame arts-and-crafts. This … (2 comments)

dallas: Big D Reads - Dallas Book Club + Events = FUN! - 04/16/15 02:55 AM
I've just become aware of a pretty cool initiative here in Dallas, for a community-wide book club and sharing experience that is in it's second year. 'Big D Reads' as it's called, is geared toward 9th grade students of DISD. They produce literally dozens of special events centered on one book, including an opening event, a closing party, poetry slams, educational events/speakers, movie screenings, a festival at Klyde Warren Park, and as many other community interactions as the budget allows. Simultaneously, 17,000 books are distributed to DISD students, as well as DART riders, hospital waiting rooms, and every branch of the … (0 comments)

dallas: How to Meet the Neighbors - 04/09/15 01:00 AM
Do you find yourself as the new kid on the block? Hopefully, you found an opportunity to speak with your potential neighbors before purchasing your new home, but now that you’re moved in it’s time to branch out and meet people. Even extroverts might find this unappealing, but it’s not as overwhelming as it may seem. Here are some tips for getting to know your neighbors with ease:
Say HelloSeems obvious, I know, but a simple hello could open the door to some great conversation. Introduce yourself then maybe ask for advice or recommendations on nearby needs like dinner delivery, grocery stores or dry … (6 comments)

dallas: How to Plan for a Big Move! - 04/01/15 07:32 AM
Moving. A word that still invokes dread in me. You don't realize how much stuff you have amassed until it's time to pack it all up and hit the road to your new space. But if you’ve moved a time or two, you get your systems down, and once you know how to handle each portion of the moving process, it becomes a lot less traumatizing. I thought I’d share a few tips I’ve picked up on how to plan a move.

1. BEGIN THE great PURGE AS SOON AS YOU KNOW YOU’ll BE MOVING Because who wants to pay someone to move stuff you … (3 comments)

dallas: Repeat Earthquakes - Do they carry risk for my home's value? - 01/06/15 07:31 AM
North Texas has never really been on the map for being known as Earthquake prone property. But we sure are establishing ourselves in short order! Irving, my hometown, has experienced over a dozen earthquakes in the last year. Another occurred yesterday (and the day before), logging it up to a 3.7 magnitude - enough to be felt by those in Fort Worth and as far as my neighborhood in East Dallas.
So the question that pops to mind is the impact that continuing earthquakes like this will have on the housing market. There are so many variables that we tend to … (1 comments)

dallas: Winter Weather to hit Dallas... BRRR! - 12/31/14 02:13 AM
It's surely not another Snowmageddon (a la 2013), but some chilly temps are here in the Metroplex.
You should take care that during freezing weather unfurnished homes need a little extra TLC. Make sure you are lightly running taps, opening cabinets on outside walls and covering outside faucets, if you have them. This is especially important if you have lease properties, as you will want to secure them or make your tenants aware of the hazards of overnight freeze possibilities.
It's easy and fast if you stay prepared. This will save you money and time without water if pipes break.
Bundle up! … (2 comments)
