The tax credit crunch is on.
Buyers are writing offers.
Sellers are trying to hold what little ground they have.
Tug o War is on the rise and Realtors better have their best negotiating game face on.
The thing I am personally noticing is that even if the gap is not far, both parties are holding ground.
That middle place for putting a deal together is often quite narrow. So what can we do?

I recently had a buyer who had a pretty long journey finding a home. By the time we put the pen to the paper, we saw over 50 homes.
I truly understand why we had to look at so many (sigh...) because he did not want to EVER have to move again. But it was alot of work for both of us!
Toward the end of this home seeking adventure, he was driving up to my office and saw a sign by some apartments for rent that read: " STOP LOOKING AND START LIVING!".

This game of real estate can be a lot like dominoes. It is  a lot  of fun, involves some risk, and sometimes you have to let the chips fall where they may.
As a professional, it's sometimes hard to explain that some of the deal is outside my control. Certainly the market is outside of our control. Appraisals, Inspections, financing issues, can all be points of the great unknown.
