Just ran the numbers for the second quarter of 2014 and the housing prices continue to be strong.  With limited supply and high demand coupled with low interest rates, many properties are going over asking price.

Looking at the data from MLSPIN for Q1 2014, we see continued strenght in markets that are considered good "first-time buyer" markets for 1 and 2 bedroom condos.  As in the other neighborhoods, cold weather and lack of inventory impacted sales.  Please remember that the results are only from Q1 2014 while the other data points are from full-year activity.

Continuing with the updates on the Boston condo market for Q1 2014 with data from MLSPIN, we see the 1 and 2 bedroom condo market in the Fenway / North End and Downtown neighborhoods as still strong - there were limited number of sales due to weather and lack of inventory:

Just ran the numbers for 1 and 2 bedroom condos from MLSPIN for Boston's Back Bay, Beacon Hill and South End neighborhoods for the first quarter of 2014.  The bitter winter and lack of inventory worked to limit the number of sales but you can see that in some areas prices dipped a bit and in others they continued the climb.  One item to note is that the 2014 figures are just for the first quarter and the other data points reprsent entire year results:

If you are looking to buy a luxury condo in downtown Boston (Back Bay, South End, Midtown, Beacon Hill, North End or Theatre District with 2 or more bedrooms and 2 or more baths), you are going to probably be paying more in 2014.  Looking at the data from MLSPIN, we see the strong upward trend for this market continuing for the foreseeable future.

The lack of inventory in the Back Bay condo market is contributing to further price increases.
In the 4th quarter of 2013 we saw that the average price of a Back Bay condo increase to $1.265M up from $1.114M in Q3-2013 with a sales price to list price ratio of 97%.

This St. Patricks Day, it won't just be glasses of green beer that are being raised high over in South Boston - the price of condos has also risen substantially over the past 6 years.
When working with clients, I always like to look at the prices over a 5-7 year period since that is the typical time that most people spend in a home.
Over the past 6 years the average price of a one-bedroom condo purchased in the January 1 - March 1 timeframe in South Boston (based upon information contained in the MLSPIN system) has risen 8.9%. Back … (1 comments)
