How many of us have seen an agent in this predicament...
  Running around the office, asking where this is, and where that is...  How to find that "pricing triangle thingie", or the "time on the market graph", or maybe the "in the market-out of the market pricing walk through"...  Asking you how to head bind, or spiral bind or just plain bind all the junk that they had compiled...  Or worse, asking you how to use the MLS !!!  How to come up with comps, how to do a CMA, how to actually log in!  And then they come up … (72 comments)

I heard this the other day, or something like it.  Who knows exactly what my brain heard, because I was probably thinking about 10 things at that particular time.  Like pumpkins, Disnyland, work, country music, basketball, long walks on the beach, NASCAR, how my doctor said I was overweight when I was only 6 lbs over my ideal average.  (Look out Roger Mucci, I might have to take it off in the rain!). 
Ok, back to the subject...

Scripts.  What we use on a daily basis.  For example, when we ask someone how they are doing.  We are asking, and will most likely get a response with the same question back to us.   In regards to Real Estate, we have to think in the same but a different way.  Scripts allow us to have the answer to situations that may lead to business.  When opportunity knocks, it's too late for preparation... Opportunity only exists for those that are ready, willing and able.

When opportunity presents itself, it is too late for preparation.  I see and so many story of the agent that gets the "come list me" call, and they do not have their listing presentation completed.  I see so many agents that just in a contract to a lender since they do not have a presentation prepared in advance to help get the transaction approved.  Or agents that get asked what they do and they respond "I'm in Real Estate", thinking that will spark an emotion in the consumers mind.
